The Berkeley Square shopping center at West Park Boulevard and Preston Road could be heading for a significant transformation. An affiliate of national retail developer Edens has filed multiple applications with the City of Plano<\/a> to redevelop the 4701 W. Park Blvd. site into a mixed-use project combining multifamily housing and retail on land currently occupied by an existing retail center.<\/p>\n

According to the city’s development review list, Berkeley Square (Edens), LLC has filed a preliminary site plan covering retail and 356 multifamily residences across four lots on roughly 14.8 acres within the Preston Road Overlay District. That filing is on the Planning and Zoning Commission’s agenda for September 8.<\/p>\n

Two additional filings describe separate residential parcels on the site: 254 apartments on a 4.0-acre lot on the north side of Early Morn Drive, and 102 units on a 2.9-acre lot on the south side of Early Morn Drive.<\/p>\n

Those two parcels have site plans, landscape plans, and facade plans filed as of mid-August, but have not yet been assigned Planning and Zoning hearing dates.<\/p>\n

What’s filed so far<\/p>\n

The property sits just west of Ohio<\/a> Drive along Park Boulevard, inside the Preston Road Overlay District.<\/p>\n

The lots currently carry Retail zoning with a collection of Specific Use Permits\u2014including permits for a private club, a day care center, a massage establishment, and a regional theater. Two revised retail site plans filed alongside the residential applications suggest some commercial use is expected to continue on the site.<\/p>\n

Michael Hale is listed as the owner contact for Berkeley Square (Edens), LLC. Joshua Schulik, project representative with Quiddity Engineering, is handling submissions on behalf of the developer.<\/p>\n

A preliminary replat (PR2026-024) was applied for in mid-August and is listed as pre-submittal.<\/p>\n
