Pending and closed sales of new homes in Houston decreased in August, although the median price rose, according to the latest report from HomesUSA.com<\/a>.<\/p>\n

The city saw 1,616 pending new-home sales during the month, down 3.1% month over month from 1,667 in July and 24.3% year over year from 2,135 in August 2025. Closed new-home sales decreased 12.2% month over month, from 2,121 in July to 1,862 in August, and 12.4% year over year, down from 2,125 a year prior.<\/p>\n

The pace of new-home sales was relatively flat, meanwhile, from 98 days in July to 97 days in August. That marked the fourth-straight monthly improvement.<\/p>\n

\u201cThe continued flattening of days on market is consistent with my expectations for a seasonal drop in both sales and pending sales that show demand is also following the expected seasonal retreat,\u201d HomesUSA CEO Ben Caballero<\/a> said in a press release. \u201cIt is the most difficult season of the year for builders who must manage inventory and pricing carefully as the market moves into the fall.\u201d<\/p>\n

Amid decreased home sales and contract activity, active listings were flat month over month at 16,133 but up 5.3% year over year.<\/p>\n

The average new-home price increased to $469,398 though, from $467,785 in July and $459,758 in August 2025.<\/p>\n

\u201cThe encouraging signs for Houston builders are that average prices increased modestly and buyers continue to pay close to asking price,\u201d Caballero said. \u201cActive listings also remain elevated, giving consumers more choices while builders must work harder for each sale.
