{"id":457333,"date":"2026-10-05T21:34:08","date_gmt":"2026-10-05T21:34:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/457333\/"},"modified":"2026-10-05T21:34:08","modified_gmt":"2026-10-05T21:34:08","slug":"new-20m-project-aims-to-reshape-a-historic-texas-downtown","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/457333\/","title":{"rendered":"New $20M project aims to reshape a historic Texas downtown"},"content":{"rendered":"<p>The Neue held its groundbreaking on September 29 in downtown New Braunfels, marking the start of construction on the 72,060-square-foot development.\u00a0<\/p>\n<p>The project is expected to be completed in December 2027, according to The Neue&#8217;s team, which told MySA it is now accepting private sales appointments at its downtown sales gallery.<\/p>\n<p>The Neue will include 43 one-, two- and three-bedroom condominium residences, along with ground-floor office and retail space.<\/p>\n<p>Residential units range from 851 to 1,937 square feet, according to <a href=\"https:\/\/theneue.com\/\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">The Neue&#8217;s website<\/a>. Early pricing places one-bedroom residences in the mid-$400,000s and two-bedroom residences starting in the $600,000s. Pricing for select three-bedroom residences is available through the project&#8217;s sales team.<\/p>\n<p>The ground floor will include a small number of residences, commercial spaces and several resident amenities.<\/p>\n<p>The development is designed as a low-maintenance &#8220;lock-and-leave&#8221; community, with amenities including a resort-style pool, outdoor seating and grills, a fitness room, resident lounge, dog park and pet washing station.<\/p>\n<p>Residents will also have reserved parking, with select covered parking options, as well as elevator access to all levels, a secure package system, common-area Wi-Fi and valet trash service.<\/p>\n<p>Short-term rentals will not be permitted at the development.<\/p>\n<p>The Neue is being developed by Gillum Development and Seals Family Properties.<\/p>\n<p>The privately funded project previously received $2.2 million in incentives from the New Braunfels Economic Development Corporation for public infrastructure improvements around the site, including sidewalks, streets, drainage and underground utilities.<\/p>\n<p>The project will replace a vacant building that was most recently used as an antique mall. Construction is now underway, with completion expected in December 2027.<\/p>\n<p>Find it: 699 W.
