The partnership was behind major corporate moves to Legacy West — Toyota’s North American headquarters and major hubs for JPMorgan Chase, Liberty Mutual and FedEx.

KDC has established itself as one of the region’s premier headquarters specialists. The area is zoned for any office use and much of it is along the Dallas North Tollway frontage road. KDC will market the land to companies looking to expand or relocate in the Dallas area.

KDC is in the early stages of marketing the property to companies. Hage estimates that office construction could start at Fields sometime in 2027. Neither party disclosed which companies might be eyeing the Frisco site for a new project. However, Hage said the site could host a range of users.

“We are going to see companies that are looking for sizes that are significant, 1 million square feet plus,” he said. “We’re also going to see companies looking for 100,000 square feet. … The beauty of Fields is the flexibility.”

Another appeal are the amenities and ongoing development that would welcome companies and their employees, the group said.

Article continues below this ad

Fields West, a pedestrian-friendly, mixed-use project within the larger development, has 44 leases signed with retailers and restaurants. One large company that looked at the site but ultimately passed was AT&T, Karahan previously told The News. The developer said he got the sense that the site was just too far north for the telecom giant. He pitched Fields in an initial meeting with AT&T representatives.

Current plans for Fields call for up to 14,000 homes and apartments, up to 11 million square feet of office space, and roughly 1 million square feet of retail, restaurant and entertainment space.
