A development previously planned as a 14-story condominium tower along the north bank of the Trinity River could now become a $25.5 million six-story office and retail building \u2014 with additional developments in the future.<\/p>\n
The company Design Collective announced in a press release<\/a> that it has been selected to master plan a mixed-use riverfront development and an 80,000 square-foot corporate headquarters for developer 2SP Partners.<\/p>\n A commercial grading permit filed with the city of Fort Worth describes the development, at 1630 Rogers Road, as a six-story mixed use building.<\/p>\n State regulatory paperwork describes<\/a> a $25 million core and shell for an office building with groundfloor retail measuring 88,000 square feet. The project could break ground in early 2027, according to that state filing.<\/p>\n In March, 2SP Partners filed paperwork with the Fort Worth Urban Design Commission for a development with four floors dedicated to office space, and one floor dedicated to a restaurant with a patio.<\/p>\n The sixth floor of the building, according to that paperwork<\/a>, would include an \u201copen amenity space\u201d with an outdoor terrace.<\/p>\n The development has not appeared on any commission agendas since that paperwork was filed.<\/p>\n In 2024, developers went to the urban design commission<\/a> to request a variance to build a 14-story tower.<\/a> Those plans included a garage, pedestrian access to the nearby Trinity Trails, a swimming pool, a pickleball court and penthouses.<\/p>\n Design Collective and 2SP Partners did not immediately respond to requests for comment.<\/p>\n The mixed-use site would be the first of four phases that will also include three high-rise residential towers with \u201csignificant riverfront outdoor amenities,\u201d the press release from Design Collective says.<\/p>\n
