On Monday, Houston-based Hines announced the acquisition<\/a> of Brown Ranch\u2014a 1,476-acre tract in western Fort Worth<\/a>. The property is set for a 3,800-home master-planned community<\/a>, featuring 70 acres of commercial development, at least three amenity centers, 10 neighborhood parks and an interconnected trail system.<\/p>\n

Five home builders will construct the single-family residential homes, expected to range in size and price point: Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes and Risewell Homes. Developers say the project will add housing in a fast-growing region as the country grapples with a housing supply gap.<\/p>\n

“Dallas-Fort Worth continues to benefit from strong population and employment growth, infrastructure investment and sustained housing demand, making it an attractive market for Hines’ high conviction living strategy,” Rob\u00a0Witte, senior managing director and head of residential land development (Americas), said in a news release. “Brown Ranch gives us the opportunity to help deliver new housing at scale in one of the country’s fastest-growing regions, working alongside an experienced group of homebuilders.”<\/p>\n

Hines called Brown Ranch a major addition to its nationwide land development portfolio and said the community plan would preserve the property’s mature trees, rolling terrain and large creek corridor.<\/p>\n

The proposal for Brown Ranch first came before the Fort Worth City Council nearly a year ago. The city later conditionally approved a Municipal Utility District (MUD), with Fort Worth providing water and sewer service and Hines responsible for off-site road improvements along Walsh Ranch Parkway, West Point Boulevard and Old\u00a0Weatherford Road.<\/p>\n

Landy Burdine of Land Advisors Organization, which represented the sellers, described the Brown family as a “typical Texas family with large land holdings they eventually needed to monetize,” according to The Real Deal<\/a>. He told the publication the family had long envisioned the property as the site of a major master-planned community.<\/p>\n

Trez Capital is the project’s capital partner, with acquisition and development financing from Harvest Capital and TPG Credit.
