The firm has announced plans for Eagle Alliance Crossing, a five-building Class-A industrial park totaling 514,726 square feet on 50.31 acres in Fort Worth’s AllianceTexas submarket.

Located at 18344 FM 156, the park pairs a 229,398-square-foot cross-dock building with four shallow-bay buildings. It fills a significant supply gap for mid-size and sub-100,000-square-foot users in a submarket where institutional development has concentrated almost exclusively on large bulk product, according to Holt Lunsford.

Construction on the project is set to begin in the fourth quarter, with completion targeted for the first quarter of 2028.

“Fort Worth has been a great market for us and we’re excited to be adding to the pipeline again,” said Hutton Lunsford, chief investment officer of Holt Lunsford. “Our 1,000,000-square-foot project in south Fort Worth just delivered and signed a full-park lease while under construction. We have two developments breaking ground in Fort Worth later this year and we’re actively looking at more.”

Eagle Crossing is not the only industrial project Holt Lunsford has planned.

It has more than four million square feet of active industrial developments across Texas.

And they are not the only organization with plans for new industrial projects in Fort Worth. Scannell Properties has filed plans for a $23 million, three-building project totaling about 360,000 square feet in north Fort Worth. Scannell officials said more details will be available soon on the project planned on Marine Creek Parkway.

HistoryMaker acquired

Dallas-Fort Worth’s longest-standing homebuilder was acquired last week by a Colorado-based company looking to expand in North Texas.

Colorado-based Century Communities has acquired HistoryMaker Homes, a Grapevine-based company in the homebuilding business for over 75 years.

Founded in 1949 in Fort Worth, HistoryMaker Homes is Texas’ longest-standing homebuilder. The acquisition significantly deepens Century Communities’ position in the market, tripling its community count and expanding the company’s lot pipeline, according to the company.

“HistoryMaker Homes gives us the scale, land position, and local talent to accelerate our growth in Dallas-Fort Worth, one of the largest housing markets in the country,” said Rob Francescon, CEO of Century Communities.

Terms of the deal were not disclosed. HistoryMaker’s sister companies — Jabez Development, a residential land development company, and ONM Living, a build-to-rent company — will remain independently operated, according to the release. Century Communities will maintain a land relationship with Jabez Development.

Century Communities’ existing Fort Worth-Dallas operations will combine with HistoryMaker Homes to form a single division located in Grapevine.

HistoryMaker Homes has also been involved in community efforts. In 2024, the company helped fund and build a Craftsman home for Fort Worth civil rights advocate Opal Lee, who lost her family home at the same site to a racist mob more than 85 years earlier.

Who you auto call

Prim Construction has completed construction on a new showroom and service center for Toyota of Fort Worth’s new dealership located off Loop 820 in White Settlement. The building was designed by Gensler along with Jim Stephenson of VLK Architects.

The new Toyota dealership is an 82,000-square-foot tilt wall building consisting of a 29,500-square-foot showroom and a 52,500-square-foot service center, making this the largest dealership Prim has built to date.

“This project marks the sixth new auto dealership in the Fort Worth area that we have led construction on in the past three years,” said Trent Prim. “We did not intend to become the de facto dealership builder of Fort Worth, it came naturally after years of consistent hard work to understand the nuances of building auto dealerships.”

Prim has now built dealerships for Toyota, Acura, Ford, Mazda, Hyundai and Subaru, with each brand having separate architectural guidelines that must be followed during construction.

Sleeping on Panther Island

The Fort Worth City Council on Oct. 14 approved $12 million in incentives for the construction of a $100 million mixed-use development anchored by a 12-story apartment complex on Panther Island. City officials see the project as a catalyst that will attract other development to the area. Austin developer Seco Enterprises plans an apartment complex with 290 units that will anchor a $100 million mixed-use development. Seco also owns an additional 32 acres in Panther Island.

Do you have news for Bob on Business?
