Developers are also adding luxury residences, hotels and mixed-use projects across the Inner Loop, creating a growing market of high-end retail, real estate and hospitality.

These investments come as the area in recent years has seen a boom in home sales that eclipse the $1 million mark—and are supported by many growing industries in Houston that are contributing to the economic base of the area.

What’s happening?

From new flagship boutiques to expanded luxury stores, Houston has seen steady investment in high-end retail. In the past few years, the River Oaks District has added or announced several brands making their Texas or Houston debuts, including Chloé, Silvia Tcherassi, Leica, Altuzarra, Opera Gallery and Stefano Ricci.

Several established retailers have also expanded their footprints in Houston as they see more growth.

Van Cleef & Arpels, a French luxury jewelry brand, expanded its River Oaks boutique to over 5,000 square feet in July 2025, making it the largest store outside New York City and a regional flagship. Italian fashion house Brunello Cucinelli invested an estimated $1.8 million to expand its store by nearly 2,000 square feet this fall.

Robert Bernard, senior real estate manager at Fertitta Entertainment, which acquired the River Oaks District in a $450 million deal in 2024, said Houston is becoming a major hub for luxury retail.

“We understand we’re not Paris, Milan, or New York, but we’re seeing major global brands choose Houston and River Oaks District as the site of their Texas debut, and in several cases, as a flagship U.S. statement,” he said. “Luxury brands are interested in our market, the customer and the property, and are making strategic decisions to invest here.”

Luxury brands that have recently opened or expanded within the River Oaks District in the past few years include:

Brunello Cucinelli (expanded)

Silvia Tcherassi (Exclusive Texas location)

Leica (Flagship)

Cartier (expanded)

Van Cleef & Arpels (expanded)

Opera Gallery (Exclusive Texas location)

Pucci (Exclusive Texas location)

Altuzarra (Exclusive Texas location)

Maison Francis Kurkdjian (Exclusive Texas location)

Stefano Ricci (Exclusive Texas location)

A different angle

The changes at River Oaks District are part of a broader wave of investment not just in Houston’s high-end retail, but in the real estate market.

Several major luxury residential and hospitality projects have been announced or begun construction in Houston since late 2025, including the 45-story luxury Ritz-Carlton Hotel and the 37-story St. Regis Residences near River Oaks. Both developments have units starting at more than $2 million.

In 2025, 94 luxury condominiums were sold in Houston worth $182.3 million in total sales.

Andrew Deiso, co-founder of Houston-based real estate developer Deiso Moss, which is overseeing the Ritz-Carlton development, said the project reflects “confidence” in Houston’s long-term growth.

“Houston has long held the economic depth and international business presence to support a project of this scale,” he said in a March statement. “What has been missing is this level of brand integration and service infrastructure.”

More information

Houston’s high-end residential single-family home sales are also rising.

The Houston Association of Realtors reported that as of Sept. 24, approximately 2,806 single-family homes priced at $1 million and above have closed so far in 2026. In 2025, 3,809 homes closed in the Greater Houston area in that price range, a 93% increase from 2020.

An early 2026 report by Compass, a residential real estate brokerage, also found Houston has recorded double-digit ultra-luxury transactions of $10 million or more for the second consecutive year, leading the market with 900% more sales in 2025 than in 2019.

Bernard said high-net-worth residents are often drawn by the state’s “favorable business environment” and the continued relocation of corporate headquarters to the region. Chevron, ExxonMobil and NRG Energy all moved to Houston.

Also of note

Another factor leading to the steady rise in Houston’s luxury sectors is the addition of many new residents in recent years. A migration study by the Internal Revenue Service shows that in 2022-23, roughly 183,634 people moved into the Houston metro, bringing in a net income of $230 million.

What they’re saying

Mauricio Espinosa Tcherassi, chief operating officer at Silvia Tcherassi, said the renowned Colombian fashion designer decided to open her exclusive Texas location in Houston because of the city’s diversity and ecosystem.

“The Houston luxury consumer is very knowledgeable of fashion, established and highly relationship-driven, with a strong connection to the city’s economy, yet with an international outlook,” he said. “At the same time, they seem less dependent on the traditional ‘luxury lifestyle’ ecosystem than consumers in New York, Los Angeles or Miami.”

Gerald Jackson, vice president of retail for Leica, a German-based luxury camera company, said the brand chose Houston for the first store and gallery in Texas due to its cultural identity and “vibrant creative scene.”

“There is a real appreciation for art, design and visual storytelling here, along with an established community of photographers, artists and collectors,” he said. “That combination made Houston especially compelling to us.”

Looking ahead

Luxury retailers and developers continue to announce new projects and move forward across Houston, with several concentrated in the River Oaks and Post Oak areas.

Bernard said Fertitta Entertainment continues to receive interest from brands considering Houston for new locations and expects the city to become a major hub for luxury retail.

“The brands we’re in discussions with are exciting, and the continued investment from our existing tenants tells us we’re building something that endures,” he said. “In five years, we know River Oaks District will play a meaningful role in cementing Houston’s place on the global luxury map and drawing consumers from beyond Houston.”

New brands that are slated to open this fall in the River Oaks District include Chloé, Silvia Tcherassi and Café Feuillette.
