Texas A&M’s <\/a>next multimillion-dollar project won’t serve current students, but former ones. A retirement village planned on the university’s main campus could break ground in the new year.\u00a0<\/p>\n

Varcity at Texas A&M, a 15-acre retirement village built for alumni and fans, could break ground at 288 Century Square Drive in College Station<\/a> in February 2027, according to a recent filing with the Texas Department of Licensing and Regulation (TDLR). With an estimated $86 million cost, construction could last through early February 2029.<\/p>\n

Developers initially targeted a late 2025 groundbreaking, but a July Facebook post from\u00a0Varcity<\/a> reconfirms February 2027 as the expected start date.<\/p>\n

Details submitted to the TDLR are preliminary and subject to change. Chron was awaiting a response from Texas A&M University at the time of publication.<\/p>\n

The project is a partnership between Texas A&M and Varcity, a 55-and-over residential-over-retail developer. The community will feature a mix of villas, townhomes and concierge apartments with one, two and three-bedroom floor plans, according to a May 2025 university news release.\u00a0<\/a><\/p>\n

Located steps from the university’s Memorial Student Center, Varcity at Texas A&M has official licensing rights through the university.\u00a0<\/p>\n

“We wanted to provide our former students and fans with a compelling retirement destination to live, work, play and engage with the university in a more meaningful way,” Clint Cooper, head of real estate for the Texas A&M University System, said in the release. “This partnership with Varcity does just that.”\u00a0<\/p>\n

Residents will have unique IDs that allow them access to a variety of educational opportunities and university facilities, including Texas A&M’s AggieSpirit Bus Service, university sports, arts and theatre events.\u00a0<\/p>\n

Additional amenities include \u00a0a food truck court, co-working spaces, a lecture hall, pickleball courts, e-bike checkout, an artisan pastry house, a 3D printing space hosted by Texas A&M students and a tech desk for resident technology coaching. \u00a0<\/p>\n

Austin-based Reach Architects and\u00a0Gensler’s San Antonio office are co-leading the design, with Houston-based Midway consulting.<\/p>\n

Varcity has several other university-based projects in the works, including a 239-residence community at Purdue University that broke ground in October. That community is scheduled to be completed in 2028, according to The Exponent.<\/a><\/p>\n
