Another Sundance Square tenant is leaving the entertainment district.<\/p>\n
Simply Fondue<\/a>, which has occupied a space at 111 Fourth St. since 2008, is moving to a ground-floor space in the city of Fort Worth\u2019s parking garage across from the convention center, according to city documents.<\/p>\n The move is the latest in a series of departures of Sundance Square tenants who occupied spaces before the COVID-19 pandemic.<\/p>\n Reata moved out of its location at 300 Houston St.<\/a> to a ground floor space at the Tower in July 2024. Melt Ice Cream, which opened its location in Sundance Square in 2019, moved to 700 Main St. in September 2024.<\/a><\/p>\n The Four Day Weekend improv troupe moved to the Near Southside<\/a> after it lost its lease May 2024. It had been downtown for 27 years.<\/p>\n Roughly a quarter of Sundance\u2019s ground floor commercial spaces were empty<\/a> in August 2024, according to a Star-Telegram survey. The 37-block business and entertainment district brought in outside help in July 2025<\/a> to lease up some of its vacant office space.<\/p>\n It has also filled some of its empty storefronts with art galleries and small businesses \u2014 some supported by a Sundance Square small business program and others managed by Sundance directly.<\/p>\n Representatives from Sundance Square management did not respond to an email from the Star-Telegram requesting comment on Simply Fondue\u2019s departure. The company has a policy of not commenting on tenant relations.<\/p>\n Representatives for Simply Fondue declined to comment when reached by the Star-Telegram.<\/p>\n The Fort Worth City Council will vote Tuesday on whether to approve a 12-year lease agreement with the spear and dip restaurant to occupy the roughly 8,000-square foot space at the base of the city-owned parking garage at 1200 Houston St.<\/p>\n The restaurant will pay the city a base rent of $18 per square foot, or roughly $143,208 per month, for the first three years of the lease, according to city documents. The rent will go up by $2 per square foot per month every three years until the lease expires, according to city documents.<\/p>\n As part of the agreement, the city will pay $62,300 to cover the restaurant\u2019s real estate broker fee, and credit the restaurant $75 per square foot, or nearly $596,700, for renovation, according to city documents.<\/p>\n The city will use parking revenue funds to cover those costs, the documents said.<\/p>\n If approved, Simply Fondue would be the first tenant in that ground floor commercial space since the city opened the parking garage in 2009.<\/p>\n The council will vote on the agreement as part of the consent agenda at its 10 a.m. meeting on Nov. 18 at city hall.<\/p>\n","protected":false},"excerpt":{"rendered":"Another Sundance Square tenant is leaving the entertainment district.
