JP Hutcheson and Amanda Nebel of Cushman &amp; Wakefield represented ownership, a venture consisting of Parkway Properties, 3Edgewood, and Midway. BMC Software will lease 95,827 SF as of summer of 2026. Located at 2103 CityWest Blvd. in Westchase, CityWest Place 4 is part of the 35-acre CityWest office campus containing 1.5 million square feet.<\/p>\n<p>BAYTOWN, Texas \u2013 TALKE USA, a family-owned chemical logistics company based in H\u00fcrth, Germany, announced the opening of a 150,000-SF warehouse in Cedar Port Industrial Park at 6944 Nita Way, Baytown. Located on 15 acres, the facility has room to expand to more than 660,000 SF across 47 acres. TALKE operates two dozen worldwide locations, with a chemical logistics presence in Southeast Asia, Europe, Middle East, and North America.<\/p>\n<p>SUGAR LAND \u2013 The City of Sugar Land approved a $496,000 agreement with Houston-based Urbano Architects to begin designing preservation work for the 100-year-old Imperial Sugar Char House. The funding is part of a $50 million Certificate of Obligation approved by the City Council in April 2025. This initial phase of preservation work will focus on essential roof, window, and structural repairs to halt further deterioration and bring the Char House back to a usable condition. The city is gathering input from residents, businesses, and stakeholders at Imperial Visioning Sessions in partnership with the Town Planning &amp; Urban Design Collaborative to guide the long-term redevelopment of the Imperial Historic District. Preservation work is anticipated to start in April 2026 and take 18 to 24 months. Urbano Architects specializes in historic preservation, adaptive reuse, and urban design.<\/p>\n<p>CONROE, Texas \u2013 Kozlov Ballet Academy leased an 8,000-SF studio at 21223 Blair Road in Conroe. This marks the academy\u2019s first location as a newly launched, start-up company. Ryan Dierker and Tanner Marsh of Newcor represented the tenant.<\/p>\n<p>HOUSTON \u2013 BI Group USA and Texas-based Vita Group announced the launch of The Winford, a community of 26 boutique townhomes in the Galleria area. With a European-inspired design, the development consists of four-story townhomes ranging from about 2,800 to 3,400 SF with three to four bedrooms, two-and-a-half to four-and-a-half bathrooms and an attached two-car garage. Prices range from $815,000 to $985,000. Completion is anticipated in Q4 2026. The project is located on Winsome Lane between Fountain View Drive and Bering Drive. BI Group, one of Central Asia\u2019s largest developers, is based in Kazakhstan and has other U.S. projects in Miami.<\/p>\n<p>CONROE, Texas \u2013 United Way of Greater Houston purchased a 51,900-SF building at 350 South Loop 336 West in Conroe that will allow the nonprofit to expand access to critical services in the region and provide a more convenient service location for the individuals and families they serve. The Montgomery County building is more than double the size of the organization\u2019s current location at 1600 Lake Front Circle in The Woodlands, which will be sold. Part of the building will be used as program space for area nonprofits. Opening is planned in early 2026.<\/p>\n<p>HOUSTON \u2013 W-Industries leased a new 241,712-SF facility at 11500 Antoine Drive within the Champions Park Business Center to accommodate the continued growth of its electrical manufacturing operations. Jason Dillee, Joseph Smith, and Gregory Holmes of CBRE represented the landlord. Wes Williams of Colliers represented W-Industries. The Champions Park location expands W-Industries\u2019 footprint in the Houston area, building on the success of the company\u2019s Hockley facility, opened in 2024. The new location will be used to produce low-voltage switchgear products and improve logistics.<\/p>\n<p>\u201cThis expansion reflects our ongoing commitment to innovation and operational excellence,\u201d said Todd Simmering, Senior VP of Electrification. \u201cThe Champions Park facility enhances our ability to serve clients with high-quality, precision-engineered products while supporting the company\u2019s long-term growth strategy.\u201d<\/p>\n<p>HOUSTON \u2013 ATL Salon Furniture Supply leased 11,040 SF at 3630 Westchase Drive. Heath Donica, Meg Zschappel, and Natalie Gilbert with Stream represented the landlord, Bleeker Partners.<\/p>\n<p>HOUSTON \u2013 Worldwide Power Products purchased 37,200 SF at 17401 Aldine Westfield Road. Tommy Erwin and Lucian Bukowski with Stream Realty Partners represented the buyer. Greg Barra with Boyd Commercial represented the seller, Well Worldwide Energy Logistics.<\/p>\n<p>SHENANDOAH, Texas \u2013 Ryan Dierker and Axel Hevener of Newcor represented The Back Nine, a golf simulator company, in securing a 3,000 SF retail space at 17941 I-45 South. This marks the company\u2019s first location in Shenandoah, expanding their existing footprint in The Woodlands area.<\/p>\n<p>SPRING, Texas \u2013 SVN J. Beard Real Estate has completed a 3,000-SF lease with a medical and wellness tenant at Spring Oaks Plaza, a newly developed retail center with over 10,000 SF at 4544 Spring Stuebner Road in Spring. Diana Gaines and Jackson Cain represented the landlord, Spring Oaks Investments. The tenant, New Promise, was represented by D.J. Hale of Oxford Partners.<\/p>\n<p>HOUSTON \u2013 D &amp; V Cajun Express leased 3,168 SF at 4232 Highway 6 North. George Montes of Cypressbrook Co. represented the tenant. Casey Kang of CMK Real Estate represented the landlord, HSK Enterprises.<\/p>\n<p>MANVEL, Texas \u2013 McDonald\u2019s Corp. has ground-leased a 43,720-SF retail pad site in the Shops at Sedona Lakes, located at the intersection of TX 288 and Bailey Avenue, Manvel, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Greg Stanislawski of Retail Strategy Real Estate Group represented the tenant.<\/p>\n<p>HOUSTON \u2013 Lucky Dong leased 18,118 SF at 1325 South Creek Drive. Garrret Geaccone and Boone Smith with Stream represented the landlord, Nuveen Real Estate.<\/p>\n<p>BEASLEY, Texas \u2013 KB Home announced the grand opening of Saddlebrook, a new-home community in Beasley off Beasley West End Road and Lehman Road in Fort Bend County. Pricing begins from the high $100,000s. Saddlebrook is in the Lamar Consolidated Independent School District.<\/p>\n<p>SPRING, Texas \u2013 STRIVE announced the sale of Denny\u2019s, a 5,336-SF property on FM 2920 in Spring. Jackson Brewer of STRIVE represented the seller, a Denny\u2019s franchisee. The buyer was a local high net worth individual.<\/p>\n<p>TOMBALL, Texas \u2013 Wendy\u2019s has ground-leased a one-acre retail pad site in the Grand at 249, located at the intersection of TX 249 and Grand Parkway, Tomball, from NewQuest. Andrew Alvis of NewQuest represented the landlord. Harrison Mohn and Jack Burgher of BCS Capital Group represented the tenant.<\/p>\n<p>HOUSTON \u2013 TCGU leased 10,412 SF at 22001 Northpark Drive, Kingwood. Steven Hazen and Garth Plyler of Oxford Partners represented the tenant. The landlord, Old Vine Management Group, was represented by Kuirt Weidman of Old Vine Management Group.<\/p>\n<p>Texas<\/p>\n<p>LIBERTY HILL, Texas \u2013 Johnson Development has closed on 764 acres for a new master-planned community of more than 1,900 homes in Liberty Hill. Johnson Development and the State of Texas General Land Office purchased the land, located at 680 E. County Road 202 near the Highway 183A toll road extension, from Bill Chapman and his partners as well as Heath Chapman. Reid Barry with Texas Land represented Bill Chapman and his partners. The community will have five acres devoted to commercial, 15 acres for an onsite school, 70 acres of open space and a five-acre amenity center. Lots will range from 45 feet wide to 70 feet wide. Home sales are expected to begin in fall 2027. Johnson Development recently completed the development of Bryson in nearby Leander, also in Williamson County.<\/p>\n<p>\u201cThe Chapman Ranch presents an amazing opportunity for our newest Central Texas community,\u201d said Tommy Tucker, Johnson Development\u2019s Vice President of Business Development for Central and North Texas. \u201cIt\u2019s a beautiful ranch with 1.5 miles of frontage along the north fork of the San Gabriel River. Tripp Rich of Dosch Marshall Real Estate represented the partnership in purchasing the property in 2023 and again in a joint sale to M\/I Homes and Taylor Morrison.<\/p>\n<p>NEW BRAUNFELS, Texas \u2013 Wan Bridge will open a new build-to-rent community, West End Estates in New Braunfels, Texas, in early 2026. West End Estates features 1,200 to 1,800 SF townhomes, a clubhouse, pool, sports courts, and a playground, located five miles from I-35.<\/p>\n<p>SAN ANTONIO \u2013 Masonwood Development, a Central Texas\u2013based real estate and land development company, broke ground on Viera, a 540-acre master planned community in western San Antonio. Masonwood started construction five days after closing a $79 million transaction with Trez Capital. Builders in the community consist of David Weekley Homes, Chesmar Homes, Scott Felder Homes, and Brightland Homes. Located near CR381 and Potranco Road in Medina County, Viera is planned for over 1,000 homes, including 281 in the first phase. Amenities will include a lifestyle pool, outdoor kitchen and pavilion, interconnected trails, and gathering spaces designed to foster connection. The community is in the Medina Valley Independent School District. Initial homes will available for sale in the fourth quarter of 2026.<\/p>\n<p>MCKINNEY, Texas \u2013 Weidner Apartment Homes has acquired McKinney Village, a 245-unit multifamily community at 201 McKinney Village Parkway adjacent to the Medical District in McKinney.\u00a0 Brian O\u2019Boyle, Jr., Brian Murphy, Richard Furr, and Jack Forman of Newmark represented the seller, Equus Capital Partners. Newmark\u2019s Mitch Clarfield and Alec Newman secured the financing from Fannie Mae on behalf of the buyer. The 2017-built property has a 94% occupancy rate, with units averaging 877 SF.<\/p>\n<p>DALLAS \u2013Granite Properties and Highwoods Properties announced that Torchy\u2019s Tacos will open an upscale, flagship location at 23Springs in Uptown Dallas in summer 2026.\u00a0 The new prototype joins the 642,000-SF development, consisting of a 26-story office tower, two freestanding restaurant buildings, and a half-acre park. The 2,533-SF Torchy\u2019s, located at the corner of Cedar Springs Road and Maple Avenue, brings 23Springs to 67% leased and the project\u2019s retail space to 100% leased. Belt Line Road, Coppell, from 1199 S Belt Line Inc. Jared Laake and Richmond Collinsworth of Bradford Commercial Real Estate Services represented the landlord. Andrew Barnes and Austin Schenkel of DBA Commercial Real Estate represented the tenant.<\/p>\n<p>Nation<\/p>\n<p>PHOENIX \u2013 Embrey, a real estate investment and development firm based in San Antonio, has closed on the land and financing for 12th &amp; Greenway, a new 340-unit Class A multifamily community located near North 12th Street and Greenway Parkway in Phoenix. Initial occupancies are anticipated in the third quarter of 2027. The financing was provided by Frost Bank, with support from private investors. EMBREY\u2019s Chief Investment Officer Garrett Karam and Chief Development Officer Jimmy McCloskey worked on the transaction.<\/p>\n<p>PHOENIX \u2013\u202fJLL\u2019s Hotels &amp; Hospitality group announced the sale of the 1,003-room Sheraton Phoenix Downtown convention center hotel. Matt Riley of JLL represented the seller in the transaction. The 33-story hotel has 112,000 SF of flexible meeting and event space. It\u2019s the largest hotel in Phoenix.<\/p>\n<p>Etc.<\/p>\n<p>FORT WORTH, Texas \u2013 Hillwood, BNSF Railway and the City of Fort Worth announced the creation of the Alliance Logistics District. The District will serve as a first-of-its-kind mobility logistics hub within the Smart Port at AllianceTexas, Hillwood\u2019s 27,000-acre, master-planned, mixed-use development in north Fort Worth. Spanning nearly 1,400 acres, the Alliance Logistics District is designed to deliver operational advantages to any operator or customer within its boundaries. Key benefits include: The right to deploy semi- and fully autonomous vehicles along district roadways in the freight corridor, supporting next-generation logistics and automation; the right to use private hostler vehicles without a commercial driver\u2019s license to shuttle freight between BNSF\u2019s intermodal facility and District warehouses; and the right to perform heavy-haul freight
