Development of a small cluster of three townhomes on a 0.233-acre site on Randol Mill Road in the entertainment district overlay was unanimously approved Dec. 3 by the Arlington Planning and Zoning Commission.<\/p>\n

The zoning<\/a> was changed from one allowing single-family homes to one allowing for medium-density housing, such as townhomes and duplexes.<\/p>\n

\u201cI\u2019m in favor of this project,\u201d Chairman Ignacio Nunez said before the commission voted. \u201cIt does have a few problems with it, but overall it\u2019s going to be a significant improvement over what\u2019s there today.\u201d<\/p>\n

The location was annexed into the city in 1958 and includes a vacant house on the property that was built in 1956.\u00a0<\/p>\n

This proposed development includes three two-story townhomes, each with three bedrooms and two and a half baths. Each would have a two-car garage.<\/p>\n

Some commissioners expressed concern about the development having tight quarters for garbage pickup and about having only two guest parking spots.<\/p>\n

Former Tarrant County Commissioner Andy Nguyen, a principle in the project, told the commission that garbage containers would be kept in the residents\u2019 garages and taken to the curb for pickup on collection days. He said the two guest parking spots were the most the plan could accommodate.<\/p>\n

Nguyen responded to a question about building two instead of three townhomes to open up more room.<\/p>\n

\u201cWe intend to have long-term tenants there, but we would like to reserve the possibility of utilizing the short term in case of (limited) opportunities for long term,\u201d he said. \u201cThe economic viability of the project would be seriously compromised if we reduce the number of units from three to two.\u201d<\/p>\n

Nguyen said the project is appropriate for where it is proposed to be built.<\/p>\n

\u201cIt fits with the characteristics of the area. It fits with most of the overlay, and it also complies with the comprehensive planning of the city,\u201d Nguyen said. \u201cIt is quite a big improvement from where it is right now.\u201d<\/p>\n
