Delaware’s housing market remains “active,” but affordability is still a concern facing many potential buyers.

According to the Delaware Association of  REALTORS®, the median listing price last month was just over $418,000, up 4% from last year. The median sales price dipped slightly to $388,000.

Homes were spending an average of 42 days on the market, 21% longer than September 2024. Nearly 1,200 homes were sold statewide, a 3% increase year-over-year.

The growth in new listings of about 3% could be more of an indication that growth is caused by slower turnover, rather than a large increase in new homes entering the market.
