Plans have been filed for a potential new life science development at 505 Penobscot Drive in Redwood City, San Mateo County. The proposal seeks to replace a single-story office campus with two five-story life sciences buildings and two multi-level garages. MetLife Investment Management is the project applicant.

The master plan is expected to deliver over a million square feet, including 594,000 square feet of laboratory and office space across two five-story structures, and 478,400 square feet of parking across two garages. The overall vehicular capacity is expected to be around 1,499 stalls.

WRNS Studio is the architect responsible for the design, with BKF as the civil engineering firm. Renderings show the two office buildings will have slightly different design schemes. The North Building will be wrapped in a green metal grid with vertical fins. The South Building will feature a curtain-wall glass skin textured with angular perforated shades along the west, east, and south elevations.

SWA will be the landscape architect. The two offices will be connected by an elevated private bridge spanning a proposed wetland landscape and public pathways. The waterfront will be enhanced with a multimodal path for pedestrians and cyclists.

The 13.65-acre property is located along Redwood Creek, across from Bair Island. The site is less than 15 minutes away from the Redwood City Caltrain Station by bicycle, or ten minutes by car. For transit, the neighborhood is served by the Seaport Centre shuttle, a Commute.org-led service that runs from downtown Redwood City and around the waterfront district.

The estimated cost and timeline for construction have not yet been shared. The city is currently reviewing the project for CEQA determination.
