Inside the former AT&T Tower

ST. LOUIS, Mo. (First Alert 4) -At 909 Chestnut St. an imposing 44-story tower of concrete and glass has been waiting for its next chapter.

Charles Goldman sees the potential for a transformative project downtown, converting Missouri’s fourth tallest building, and largest by square footage into 600 residential units with additional restaurant and retail space in the heart of the city.

“St. Louis has great potential and I think it’s poised for greatness,” Goldman said.

FirstAlert4’s David Amelotti and Nathan Vickers toured the first and second floors of the former AT&T offices, which the company vacated more than eight years ago.

Alderman Rasheen Aldridge also joined the tour to hear more about Goldman’s plan to overhaul the building’s interior to add onsite parking and world-class amenities.

“There’s so much momentum happening downtown and in the region as a whole. How do we start those conversations? We have a lot of vacant buildings downtown so how do we have those conversations?” Aldridge said.

The project will likely cost more than $350 million, and Goldman is seeking incentives from the city and state to offset those costs. He is working with Missouri legislators on a proposal that would create tax credits for converting commercial buildings to residential as demand for office space declines.

“As a city and as a state if we can drive demand through public safety and public infrastructure improvements and creating a more predictable framework for development tools, St. Louis Missouri may be uniquely poised for growth,” Goldman said. “If you work on that strong foundation and more competitively attract jobs and capital we’re poised for greatness.”

Goldman said another part of the puzzle is continuing to make improvements downtown, adding more neighborhood amenities for potential residents.
