Updated renderings have been revealed for the residential development at 3233 North Sheffield Avenue as the project receives approval from the local alderman. Located near the intersection with West School Street in Lake View, the project was first revealed late last year by developers North Park Ventures and SNS Realty Group.

The proposal will replace a group of industrial buildings bound by CTA tracks at the rear that previously housed the Torstenson’s Glass Factory. The development team has been working with local firm 2rz Architecture on the building’s design, which saw an increase in density when we last covered it in December.

Spanning 225 feet in length, the five-story structure will feature a shallow U-shape, accommodating 25 parking spaces within the center of the site and along the rear alley. These spaces will serve the project’s 99 residential units, which include four studios, 46 one-bedroom, and 49 two-bedroom layouts. Of those, 15 units will be designated as affordable. Residents will also have access to a small shared rooftop deck.

As shown in the new renderings, the building’s exterior has been further refined with a combination of gray, light brown, and light red brick to help break up the massing. With the alderman’s approval secured, the development team can now move forward with seeking zoning approval from the city ahead of a future groundbreaking. No construction timeline has been announced.
