Renderings have finally been revealed for the upcoming mixed-use proposal at 3600 North Southport Avenue on the Southport Corridor in Lake View. Located on the northwest corner with West Addison Street, construction on the project is already well underway, with foundations being poured as of our last update in mid-June.

The project is replacing a long-term vacant drive-thru bank and its adjoining parking lot on the prime retail destination, which has a vacancy rate of roughly 1.6 percent, one of the lowest in the city. Because of this, developer Derrig Management will deliver 6,250 square feet of divisible retail space along the entirety of the street frontage.

With retail in the front, the residential entrance will sit in the rear facing Addison, with a separate four-car garage building off the alley, along with a single accessible parking space next to the building. The upper floors of the four-story building will include 10 residential units, with select units having access to large private balconies facing Southport.

Designed by local firm Jonathan Splitt Architects, the lower level will be clad in a mix of black-framed storefronts and dark-toned brick, while the upper floors will feature a red-brick facade. The roughly $6 million project is expected to be completed in the second quarter of 2027, per Southport News, with retail leasing already underway.
