Board to vote on sale
The Duval County School Board is scheduled to vote Oct. 6 on whether to approve the sale of the district’s central administrative headquarters on Prudential Drive to Ashco, Inc. for $15,132,000, to be paid in full at closing.
If approved, the board chair or vice chair and superintendent would be authorized to execute a Purchase and Sale Agreement, along with any related documents — including deeds, leases, loan documents and closing paperwork — needed to finalize the transaction.
$1M deposit required
Under the terms of the proposed agreement, Ashco, Inc. would be required to deposit $1,000,000 with an escrow agent within five days of the agreement’s effective date.
Two appraisals support sale price
The district obtained two independent appraisals of the property, as directed by the board. According to district staff, the proposed sale price meets or exceeds both appraisals.
The district received two offers on the property. Staff and Trinity Commercial Group worked jointly to select the final buyer.
Moving toward new facilities
The sale is part of a broader facilities strategy for the district. DCPS declared the property surplus on Jan. 3, 2023, and has been working toward disposing of it ever since.
The district says the goal is to generate more proceeds from the sale than it will spend transitioning to a new headquarters — whether that means moving into a renovated or newly constructed facility.
Selling the aging building is also expected to reduce ongoing costs.
“The disposal of this facility will result in reduced maintenance costs, utility costs, and liabilities associated with an older structure as the District plans to move to renovated or newer facilities,” according to the agenda item.
District officials say the move aligns with DCPS’s strategic plan, which calls for fiscal transparency and quarterly communication regarding the Sales Surtax.
