Constellation Breaking Ground on Major Project

HOUSTON — (Realty News Report) – Constellation Real Estate Partners, an investor and developer of logistics properties, announced that it will break ground in July on Constellation Mills Road, a two-building, 422,452-SF spec project in northwest Houston.

The industrial project will be located on 37 acres on Mills Road. Construction is scheduled to be completed in Q2 2027.

“Constellation identified the opportunity and executed a complex assemblage with four owners while coordinating with multiple government agencies,” said JW Fields, Partner at Constellation Real Estate Partners. “The Northwest Houston submarket has strong fundamentals with infill leasing demand outpacing supply.”

John Ferruzzo, William Carpenter, Woody Hillyer and Jax Rawlinson with KBC Advisors will be the listing team for marketing and leasing Constellation Mills Road.

Constellation Mills Road will offer one cross-dock building totaling 334,447 SF and one front-loading building totaling 88,005 SF. It will feature 32 to 36-foot clear heights, 268 car parking spaces, and 91 trailer spaces.

Last year, Constellation Real Estate Partners announced plans to develop a 240,041-SF speculative industrial building just outside Beltway 8 in Pasadena to meet demand for logistics properties near the Port of Houston. The project is on 15 acres at 2555 Genoa Red Bluff Road.

Constellation also built a 285,000-SF warehouse in northwest Houston on 23.3 acres of land located at 11891 N. Houston Rosslyn Road.
