Leading artificial intelligence startup Anthropic has signed two more major leases for San Francisco offices, another sign of the sector’s voracious appetite for real estate.

The company confirmed a 100,000-square-foot lease at 400 Howard St. It also converted a previous 240,000-square-foot sublease at neighboring 500 Howard St. into a long-term lease with landlord Heitman. Its sublease at 500 Howard, its current headquarters, was signed in 2023 with Saleforce’s Slack and had been previously set to expire in 2028.

Anthropic’s real estate growth comes on top of its lease earlier this year for all 480,000 square feet at nearby 300 Howard St., where it will move its headquarters next year. It also leases around 100,000 square feet at 505 Howard St.

Anthropic’s lease at 400 Howard St. spans three floors and will add around 650 desks, and opening starts this summer.

“400 Howard is part of our long-term commitment to San Francisco,” an Anthropic spokesperson said. The long-term 500 Howard St. lease “will help us plan for the future as we continue to scale our headcount in San Francisco,” said the spokesperson.

As of early 2026, Anthropic had over 2,500 workers, including over 1,300 in the Bay Area. It didn’t provide an updated figure or additional hiring plans. But it currently has 428 open job listings, including 249 based in San Francisco, some with the option of another city.

Last month, Anthropic sued the Trump administration after the Pentagon designated the company a “supply chain risk,” potentially blocking it from government contracts.
