Millions of apartment renters across the United States may be eligible to receive money from a nearly $360 million class action settlement tied to allegations that a software company helped landlords artificially inflate rent prices.
The case is pending in the U.S. District Court for the Middle District of Tennessee. Settling defendants deny all allegations and maintain they have valid defenses.
What the lawsuit alleges
Plaintiffs claim that RealPage and dozens of major property management companies used RealPage’s rental pricing software — including products called Lease Rent Options (LRO), YieldStar, and AI Revenue Management (AIRM) — to share sensitive competitive data and coordinate rent increases, in violation of federal and state antitrust laws.
As a result, plaintiffs argue, renters were overcharged and had fewer housing options.
Who qualifies
Renters who paid rent at a multifamily property — such as an apartment building — that used RealPage’s pricing software between Oct. 18, 2018, and Nov. 21, 2025, may be eligible. Renters can check whether their building is covered at www.RealPageRentalSettlement.com.
Government entities, property owners, and those with a controlling interest in a RealPage-licensed entity are excluded from the class.
What the settlement provides
Settling defendants agreed to pay $359,925,000 into a fund for eligible renters. After deductions for taxes, administrative costs, and attorneys’ fees, the remaining money will be distributed proportionally based on rent paid during the class period — the more rent paid, the larger the potential share.
Beyond cash, settling defendants also agreed to stop sharing nonpublic pricing data with RealPage, waive arbitration clauses against class members, and cooperate with ongoing litigation against defendants who have not yet settled.

Supporting documents may include lease agreements, bank statements showing rent payments, canceled checks, or payment confirmations from a resident portal. No payments will be distributed until after the court grants final approval.
