{"id":177319,"date":"2025-09-23T22:41:11","date_gmt":"2025-09-23T22:41:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/us\/177319\/"},"modified":"2025-09-23T22:41:11","modified_gmt":"2025-09-23T22:41:11","slug":"did-the-one-river-north-building-catfish-denver","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us\/177319\/","title":{"rendered":"Did the One River North Building Catfish Denver?"},"content":{"rendered":"<p>\t\t\t\t<img width=\"1240\" height=\"704\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/09\/one-river-north.png\" class=\"article-thumbnail-image wp-post-image\" alt=\"\" decoding=\"async\" fetchpriority=\"high\"  \/><br \/>\n\t\t\t\t\t\tA 2021 rendering of One River North vs a 2025 photo of the actual building. \t\t\t\t\t\t\t\t\t\t\t\t\t<\/p>\n<p>One River North\/Thomas Mitchell<\/p>\n<p>When designs for <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.westword.com\/news\/inside-one-river-north-new-denver-luxury-canyon-apartments-20505636\/\">One River North<\/a> were released in 2021, international media coverage lauded the \u201c<a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/5280.com\/a-sneak-peek-at-mad-architects-adventurous-one-river-north-project\/\">plant-filled fantasy landscape<\/a>\u201d for blurring \u201cthe lines between the <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.world-architects.com\/en\/architecture-news\/headlines\/mads-denver-canyon-revealed\">built and natural environments<\/a>.\u201d One critic even preemptively declared it \u201cthe <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.westword.com\/arts-culture\/one-river-north-creating-a-canyon-in-denvers-rino-15897233\/\">coolest building<\/a> not just in RiNo, but the entire state.\u201d<\/p>\n<p>The acclaim has continued to this day. Just last week, the apartment complex at 38th and <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.westword.com\/news\/businesses-on-blake-street-in-downtown-denver-cited-for-illegal-signs-21999581\/\">Blake Street<\/a> was named a <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/milehighcre.com\/fast-company-honors-architectural-icon-one-river-north\/\">finalist<\/a> in Fast Company\u2019s global design awards.<\/p>\n<p>However, seventeen months after opening, the reality of One River North doesn\u2019t quite align with the initial renderings. The luscious plants that made the design so striking are still missing. Rather than trees, vines and water features, the canyon-like crack through the building reveals only a barren, beige concrete structure.<\/p>\n<p>The disparity has become a running joke among Denver locals; one <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.tiktok.com\/@desse_juffy\/video\/7411315321904041259\">social media post<\/a> arguing that the building \u201ccatfished\u201d the city garnered nearly one million views and 50,000 likes.<\/p>\n<p><img decoding=\"async\" height=\"1024\" width=\"768\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/09\/one-river-north.jpg\" alt=\"\" class=\"wp-image-40785895\"  \/>Minimal vegetation was visible on the balcony of One River North in May 2025.<\/p>\n<p>One River North spokesperson Marvin Roca Jr. says disappointed residents simply need to be patient.<\/p>\n<p>\u201cAll renderings are a vision of any project at full maturity. As with any large-scale planting, especially in Colorado\u2019s high-altitude climate, it takes several seasons for vegetation to establish and fill in,\u201d Roca explains. \u201cOne River North was designed with a living landscape that is intended to evolve over time, and naturally evolve with the building. \u2026We are excited to see the landscaping continue to grow and transform.\u201d<\/p>\n<p>That growth is going to take a lot of time. The plants currently in place at the building are very modest in size, hardly visible to passersby on the street.<\/p>\n<p>Locals raised concerns about the ambitious landscaping as soon as the renderings were published, questioning how the lush vegetation would hold up year-round through Colorado\u2019s cold, snowy winters and hot, dry summers.<\/p>\n<p>At the time, senior landscape architect Jeff Stoecklein told <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.archpaper.com\/2022\/09\/mad-architects-one-river-north-terraced-landscape\/\">The Architect\u2019s Newspaper<\/a> that the building would use a variety of plant species to mitigate the risk of die-off. The strategy is intended to create a dynamic view of the building that changes with the seasons, he explained.<\/p>\n<p>None of those seasonal views have yet come to fruition. Still, Roca pushes back against online criticisms calling the renderings misleading.<\/p>\n<p>\u201cThe renderings are meant to convey the overall vision and design direction, not to depict the final product,\u201d Roca says. \u201cAny renderings are never the final build; they\u2019re a standard tool to help the community and stakeholders understand a project\u2019s scale, look, and intent, while the actual final product may evolve over time.\u201d<\/p>\n<p>One River North is sixteen stories with 187 rental units, including studios and penthouses. It opened to residents in April 2024 following two-and-a-half years of construction. It is just the third building in the United States designed by MAD Architects, a firm founded by one of China\u2019s top architects, Ma Yansong.<\/p>\n<p>Currently available units range from <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/onerivernorth.com\/floorplans\/\">$1,700<\/a> per month for a one-bedroom to <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/onerivernorth.com\/penthouses\/\">$14,000<\/a> per month for a premium three-bedroom.<\/p>\n<p>\t\t\t\t\t\t\t<script async src=\"\/\/www.tiktok.com\/embed.js\"><\/script><\/p>\n","protected":false},"excerpt":{"rendered":"A 2021 rendering of One River North vs a 2025 photo of the actual building.
