\u201cYou know, there\u2019s a whole raft of younger entrepreneurs coming along behind us, and if I take that knowledge and those experiences and the blood, sweat and tears that I\u2019ve invested in various businesses over the years \u2014 if I just took that money and went to the farm, that would be a quasi immoral act to me,\u201d Cantrell said. \u201cI think people in this position who have achieved this level of success owe it to those that are coming behind.<\/p>\n
\u201cWe should help them avoid the landmines that we stepped on. I have stepped on them with both feet.\u201d<\/p>\n
Four cornerstones of success<\/p>\n
Cantrell\u2019s book centers on what he calls \u201cthe four cornerstones\u201d of business: delegation, observation, working smart, and compassion.<\/p>\n
\u201cDelegation is learning that you can\u2019t do everything yourself, you just cannot. You will die as an entrepreneur,\u201d he said. \u201cObservation is realizing all you have to do is observe and watch and be able to see what others have done in their business and bring that into your business.<\/p>\n
\u201cWorking smart means you can\u2019t bludgeon your way through a bad decision. You can\u2019t outwork a bad model. Can\u2019t outwork a bad plan.\u201d<\/p>\n
With the compassion cornerstone, Cantrell said he drew inspiration from Earl Nightingale<\/a> \u2014 an author and radio personality best known for his work on personal development, motivation and the pursuit of a meaningful life.<\/p>\n \u201cOne of the lessons I learned from (Nightingale) is you can have everything you want if you help enough other people get what they want,\u201d he said. \u201cFocus on serving others. What you\u2019re seeking will naturally follow. It\u2019s a universal principle that cannot be stopped.\u201d<\/p>\n Industry disruption, resistance to change<\/p>\n When asked to comment on the current real estate<\/a> industry, Cantrell was candid in his criticism of traditional models<\/a> \u2014 warning that many brokerages<\/a> are failing to adapt to market realities.<\/p>\n \u201cThe biggest problem we have in this industry is we\u2019re stuck in a rut, and a rut is nothing but a grave with the end kicked out,\u201d he said. \u201cWe are stuck in such a traditional mindset of, \u2018It has to always operate in this fashion. It has to always go in this way,\u2019 that we don\u2019t understand that the market parameters and what our agents are dealing with on a daily basis requires us as leaders to offer different services.<\/p>\n \u201cWe need to offer different guidance, different compensation models, and the fact that most traditional brokers are still stuck in that rut and refusing to modify and adapt to the changing environment means that their agents<\/a> are restricted in what they\u2019re offering is to the consumer.\u201d<\/p>\n Advice for first-time homebuyers<\/p>\n Cantrell expressed empathy for first-time buyers<\/a> \u2014 citing inflated home prices<\/a> and lingering impact of government fiscal policies during COVID-19.<\/p>\n \u201cWe artificially inflated the home prices. And those home prices must come down. They absolutely must come down,\u201d he said. <\/p>\n Cantrell said there a 100% price increase in immediate home prices in the greater Nashville<\/a>, Tenn., metro area between 2018 and 2023. <\/p>\n \u201cThat\u2019s completely unsustainable and unreal,\u201d he said. \u201cWe\u2019re going to have to give some of that back. Otherwise, we\u2019ve got an entire generation of first time homebuyers that\u2019s gone for a long time.\u201d<\/p>\n Cantrell also said that large corporate landlords and private equity firms potentially letting go of some housing stock<\/a> could help with ongoing inventory<\/a> shortages.<\/p>\n \u201cPrivate equity has a life lifespan on each fund of five to seven years. So they\u2019re going to begin rolling out of those properties, probably in the next couple of years and that will help with inventory,\u201d he said. \u201cThere are some corporate entities that buy and hold forever. I get it. It just is what it is. They took advantage of a market situation they could capitalize on.\u201d<\/p>\n A personal chapter still being written<\/p>\n Cantrell said he plans to remain involved in supporting young entrepreneurs for a long time. <\/p>\n \u201cDon\u2019t be afraid to step outside the box of what everybody expects you to do in your industry or in your genre,\u201d he said. \u201cThen, you\u2019re going to be attacked. You have to have the resilience and the perseverance to get through that.
