Permits have been filed for a condominium infill at 1320 Marshall Street in Redwood City<\/a>, San Mateo County<\/a>. The proposal looks to add four buildings containing a total of 32 townhome-style apartments close to Downtown Redwood City. City Ventures<\/a> is the project sponsor.<\/p>\n

The four structures will yield a combined 81,190 square feet of housing, including 14,660 square feet of parking spread across 32 two-car private garages. The townhome-style apartments will be large, each offering three bedrooms and a private deck or porch. Five units will be designated as affordable to moderate-income households.<\/p>\n

The proposal achieves just less than half of the allowed density for the site, currently zoned to allow up to 80 units per acre. According to planning documents, this lower-density scheme is \u201cdesigned to bridge the gap between the taller multifamily developments to the north and the more traditional single-family homes to the south.\u201d<\/p>\n

Hunt Hale Jones Architects<\/a> is responsible for the design, working with landscape architecture firm C2 Collaborative<\/a>. Illustrations show a Spanish Revival-style character for the multiplex structure. Facade articulation will be utilized to visually break up the complex and emphasize the townhome front doors. The exterior will be clad with white stucco, stone veneer, and decorative ceramic tiles.<\/p>\n

The roughly one-acre site is occupied by a vacant industrial building, a church facing Broadway, and surface parking. Future residents will be neighbors to several other apartment complexes, industrial structures, and two blocks from the potential skyline-redefining proposal at 910 Marshal Street<\/a>. Downtown Redwood City is just eight minutes away on foot.<\/p>\n

J&R Realty Co. is listed as the current property owner. The estimated cost and timeline for construction have yet to be established.<\/p>\n
