Designed by Ginard Studio and developed by Habitat Group, the project is rising at 885 SW 3rd Avenue, with permits filed under 267 SW 9th Street. The tower represents the culmination of the Smart Brickell master plan, which has introduced a new wave of residential and hospitality-driven architecture to the western edge of Brickell. \u00a0<\/p>\n<p>A recent update shared by Ginard Studio on LinkedIn offers a glimpse into the project\u2019s progress, featuring a short video that reveals formwork and rebar cages beginning to rise above ground, with portions of the reinforcement visible just over the site\u2019s perimeter fencing. A tower crane has also been assembled on-site, marking the start of the vertical construction phase. \u201cEvery project begins with a line\u2026 a vision taking form on paper. Today, that vision stands tall \u2014 Smart Brickell Luxe is coming soon,\u201d the post reads.<\/p>\n<p><\/p>\n<p>Florida YIMBY last covered this development in 2023, and the project has since progressed through planning and early construction stages. The tower replaces a low-rise, two-story residential building \u2014 the type that once defined the western edge of Brickell, where many surrounding blocks are now transitioning into higher-density mixed-use developments.<\/p>\n<p>Smart Brickell Luxe will feature 53 condominiums and 78 condo-hotel\/hotel residences, along with commercial space.\u00a0Smart Brickell Luxe\u2019s design emphasises fluidity and softness through curved balcony slab edges, a defining feature that reduces the rigidity of traditional concrete construction.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-20677\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/10\/Screenshot-2023-05-14-at-7.42.24-AM.png\" alt=\"\" width=\"1216\" height=\"1676\"  \/><\/p>\n<p class=\"wp-caption-text\">Smart Brickell Luxe. Credit: Habitat Group.<\/p>\n<p>According to Ginard Studio, the fa\u00e7ade of Smart Brickell Luxe was designed to preserve a contemporary urban character while addressing the structure\u2019s functional demands. The garage levels feature large glass windows that maintain transparency along the streetscape, while perforated metal panels provide ventilation and serve as a canvas for urban art. Conceived as a condo-hotel within a compact urban footprint, the tower aims for LEED Gold certification, incorporating extended balcony overhangs and horizontal \u201ceyebrows\u201d that provide solar shading and improve the building\u2019s energy efficiency.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-20676\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/10\/Screenshot-2023-05-14-at-7.42.12-AM.png\" alt=\"\" width=\"1420\" height=\"1670\"  \/><\/p>\n<p class=\"wp-caption-text\">Smart Brickell Luxe.
