{"id":288939,"date":"2025-11-13T10:29:16","date_gmt":"2025-11-13T10:29:16","guid":{"rendered":"https:\/\/www.newsbeep.com\/us\/288939\/"},"modified":"2025-11-13T10:29:16","modified_gmt":"2025-11-13T10:29:16","slug":"fresh-renderings-big-changes-in-store-for-old-fourth-ward-corner","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us\/288939\/","title":{"rendered":"Fresh renderings: Big changes in store for Old Fourth Ward corner"},"content":{"rendered":"<p>The design-build team reshaping a prominent corner of Old Fourth Ward near a popular park and Ponce City Market has shed light on what to expect from pricing, design, and other standpoints.\u00a0<\/p>\n<p>As <a href=\"https:\/\/atlanta.urbanize.city\/post\/old-fourth-ward-fortune-street-project-near-ponce-city-market-park\" target=\"_blank\" rel=\"nofollow noopener\">relayed<\/a> on these pages earlier this week, foundations were recently poured for three standalone homes at the cleared southeast corner of Fortune Street at Ralph McGill Boulevard, where a boarded-up home had stood for years.\u00a0<\/p>\n<p>Senya Zaitsev, head of multifamily and single-family design-build firm <a href=\"https:\/\/sunnyetc.mystrikingly.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Sunny Etc.<\/a>, has now shared project renderings and other details illustrating what\u2019s to come at the site, which is also near investment magnets Historic Fourth Ward Park and the Atlanta Beltline\u2019s Eastside Trail.\u00a0<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/atlanta.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2025-11\/347%20Fortune%20St.%20Old%20Fourth%20Ward%202.jpeg?itok=CUtqj8Mp\" rel=\"article-image-set nofollow noopener\" title=\"Courtesy of Sunny Etc., Zaitsev Studio \" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/11\/347 Fortune St. Old Fourth Ward 2.jpeg\" width=\"950\"\/><\/a><br \/>\nOverview of site layout, exterior designs, and off-street parking arrangements at the corner of Fortune Street and Ralph McGill Boulevard. Courtesy of Sunny Etc., Zaitsev Studio <\/p>\n<p>Zaitsev said his firm had originally planned for a more \u201cmissing middle\u201d approach on the corner that would have seen less expensive housing options. Specifically, designs called for a three-story multifamily building with 12 units and an affordability component, allowable under the City of Atlanta\u2019s zoning typology MR-MU, for missing middle, passed in 2019. Courtesy of Sunny Etc., Zaitsev Studio <\/p>\n<p>Based on current market conditions, Zaitsev said he expects the houses to list in the $1.4-million range each, citing a new, larger <a href=\"https:\/\/www.zillow.com\/homedetails\/655-Willoughby-Way-NE-Atlanta-GA-30312\/35857867_zpid\/\" target=\"_blank\" rel=\"nofollow noopener\">modern-style house<\/a> that fetched north of $1.7 million a few doors down last month.\u00a0<\/p>\n<p>\u201cWe are also considering listing these for pre-sale so that potential buyers can customize the interior finishes,\u201d he noted. \u201cHopefully, these will be finished before the World Cup extravaganza.\u201d<\/p>\n<p>Permitting records indicate the houses will total just over 2,200 square feet each. [UPDATE: 5:48 p.m., Nov. 12: Builders say square footages will clock in at roughly 2,700 square feet of heated space.]\u00a0<\/p>\n<p>The Fortune Street location counts a \u201cVery Walkable\u201d Walk Score of 83\/100 and equally strong Bike Score (83), while the Transit Score (51) ranks as merely \u201cGood Transit.\u201d\u00a0<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/atlanta.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2025-11\/347%20Fortune%20St.%20Old%20Fourth%20Ward%202.png?itok=GlrZOm21\" rel=\"article-image-set nofollow noopener\" title=\"Google Maps\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/11\/347 Fortune St. Old Fourth Ward 2.png\" width=\"950\"\/><\/a><br \/>\nThe corner spanning 341, 343, and 347 Fortune St. NE, in relation to Historic Fourth Ward Park, the Beltline&#8217;s Eastside Trail corridor, and other landmarks.
