{"id":331907,"date":"2025-12-05T11:13:22","date_gmt":"2025-12-05T11:13:22","guid":{"rendered":"https:\/\/www.newsbeep.com\/us\/331907\/"},"modified":"2025-12-05T11:13:22","modified_gmt":"2025-12-05T11:13:22","slug":"boerum-hill-carriage-house-reno-maximizes-tiny-space","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us\/331907\/","title":{"rendered":"Boerum Hill Carriage House Reno Maximizes Tiny Space"},"content":{"rendered":"<p>A thorough update preserved charm while stabilizing the structure and maximizing function. <\/p>\n<p>The few 19th century carriage houses that remain in Brooklyn\u2019s brownstone belt have long been coveted for their charm as dwellings, though they\u2019re often tight on living space.<\/p>\n<p>When Osso Architecture tackled the renovation of a two-story carriage house, transforming its 1,000 square feet into a two-bedroom, 2.5-bath home, the work drew the attention of local residents. \u201cPeople loved that carriage house and wanted to make sure a tower wasn\u2019t going up,\u201d said architect Margot Otten, co-founder with Douglas Segulja of the Brooklyn- and Hoboken-based firm.<\/p>\n<p>Though someone had recently lived there, \u201cThe whole facade was sagging and rotting,\u201d Otten recalled, and the interior was dire as well. \u201cInside, there was a thick brick wall with an opening, possibly for a carriage on one side and a horse on the other.\u201d There was no cellar, just a concrete slab foundation. <a href=\"http:\/\/ossoarch.com\" target=\"_blank\" rel=\"nofollow noopener\">OSSO Architecture<\/a> took down that interior brick wall, as well as a low stoop that projected onto the sidewalk.<\/p>\n<p>The front facade was reconstructed, with new steel structure to support the cantilevered bay on the upper floor, and a new sheetmetal cornice. The windows on the lower level resemble carriage house doors, with lots of insulated glass to admit maximum light. Their panes are fixed, the lower ones made of reeded glass for privacy on a street with considerable foot traffic.<\/p>\n<p>In another major move, OSSO Architecture opened up the rear facade and inserted big sliding glass doors. The house is all electric, with forced air heat and air conditioning.<\/p>\n<p>The single large room on ground level is living room, kitchen, and dining room in one. The architects moved the internal staircase to one end of the space, giving it winder steps on the bottom and at the top to make it more compact. \u201cWe made the cabinetry look more formal and hid appliances behind panels, so you don\u2019t feel you\u2019re in a kitchen,\u201d Otten said. Upstairs, they demolished everything and built new support structure for two bedrooms, each with an en suite bath.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-04-edit.jpg\" alt=\"EXTERIOR of a blue carriage house\" width=\"1024\" height=\"819\" class=\"size-full wp-image-573575\"  \/><br \/>\n<img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-05-edit.jpg\" alt=\"EXTERIOR - open front door of blue carriage house\" width=\"1024\" height=\"1280\" class=\"size-full wp-image-573576\"  \/><\/p>\n<p>From a circa 1940 tax photo, the architects determined the building\u2019s round porthole windows are not original. Though the carriage house is not in a landmark district, Otten said, \u201cWe\u2019ve worked with Landmarks on about half our projects, so we followed a similar design process and did what we felt was historically appropriate.\u201d<\/p>\n<p>The existing wood trim was quite deep and attracted roosting pigeons. \u201cThe building had pigeon spikes all over it,\u201d Otten recalled. \u201cWe called several pigeon control companies and asked for advice. We wanted the facade to still have some depth to it.\u201d They ended up using trim under 1.5 inches deep, which effectively discourages the birds.<\/p>\n<p><a href=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-015.jpeg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-015.jpeg\" alt=\"FRONT WALL OF WINDOWS FROM INSIDE\" width=\"1024\" height=\"683\" class=\"size-full wp-image-569976\"  \/><\/a><br \/>\n<a href=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-013.jpeg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-013.jpeg\" alt=\"KITCHEN APPLIANCE WALL\" width=\"1024\" height=\"1280\" class=\"size-full wp-image-569971\"  \/><\/a><br \/>\n<a href=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-03.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-03.jpg\" alt=\"\" width=\"1024\" height=\"1280\" class=\"size-full wp-image-569980\"  \/><\/a><\/p>\n<p>Custom wood cabinetry painted soft bone white, along with pale gray Carrara marble for countertops and backsplash, are a suitably understated kitchen palette.<\/p>\n<p>Floor-to-ceiling cabinetry along one wall discreetly hides a fridge, a pull-out pantry, and a stacked washer\/dryer. \u201cWith space so tight, we wanted to maximize every inch,\u201d Otten said. They were sourced largely from CB2, with a modern pendant from Muuto.<\/p>\n<p>NYC-based Hannah Edmunds Gardens devised hardscaping and plantings for the 500-square-foot outdoor space, which is self irrigating and planted for year-round interest with pollinator-supporting native species.<\/p>\n<p><a href=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-02.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-02.jpg\" alt=\"CLOSETS UNDER STAIR MAIN LIVING SPACE DOOR OPEN TO POWDER\" width=\"1024\" height=\"683\" class=\"size-full wp-image-569966\"  \/><\/a><\/p>\n<p>A new powder room is tucked under the stair, along with an on-demand hot water heater.<\/p>\n<p>Red oak was used for floors and stairs, including the railing and slatted screen.<\/p>\n<p><a href=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-07.jpeg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/interior-design-ideas-brooklyn-osso-architecture-boerum-hill-07.jpeg\" alt=\"PRIMARY BEDROOM\" width=\"1024\" height=\"683\" class=\"size-full wp-image-569970\"  \/><\/a><\/p>\n<p>A red oak window seat emphasizes the special fenestration in the primary bedroom.
