(Image courtesy LoopNet)<\/p>\n<p>After 30 years in offices in Monroe Ward, one of Richmond\u2019s longer-running architecture firms is drawing up plans for a move to Shockoe Slip.<\/p>\n<p>KEI Architects will be moving early next year to the Tilt Creative + Production building at 23 S. 13th St., where it has leased half of the building\u2019s vacant second floor.<\/p>\n<p>KEI (stylized as \u201cKEi\u201d) will be relocating from the 100 W. Franklin St. office building at the corner of Franklin and Adams streets, where it has been based for eight years. For 20 years before that, the firm was housed nearby in The Corner Stone, the former Masonic Temple building at Adams and Broad Street that\u2019s anchored by events venue The Renaissance.<\/p>\n<p>KEI Vice President Monica Flippen said the move will provide the firm\u2019s 11-person team with room to grow, both in staff count and potentially square footage. She said the firm\u2019s lease with Tilt includes an option to expand across the entire second-floor space, which totals 3,500 square feet.<\/p>\n<p><a href=\"https:\/\/richmondbizsense.com\/wp-content\/uploads\/2025\/12\/Monica-Flippen.jpg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-170248\" class=\"size-medium wp-image-170248\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/Monica-Flippen-300x300.jpg\" alt=\"Monica Flippen - KEI Architects 2025\" width=\"300\" height=\"300\" data-id=\"170248\" title=\"Architecture firm KEI moving downtown HQ from Monroe Ward to Shockoe Slip 2\"  \/><\/a><\/p>\n<p id=\"caption-attachment-170248\" class=\"wp-caption-text\">Monica Flippen<\/p>\n<p>Flippen also acknowledged construction that\u2019s in the pipeline around 100 W. Franklin, where KEI has taken up a 2,000-square-foot space. Across Adams Street, an apartment conversion of the downtown YMCA property is slated to continue with <a href=\"https:\/\/richmondbizsense.com\/2025\/05\/07\/developers-roper-emerson-grab-extra-land-downtown-for-100m-student-apartment-tower\/\" target=\"_blank\" rel=\"noopener nofollow\">new construction planned<\/a> at Adams and Grace Street, while along Franklin, the owners of The Jefferson Hotel are <a href=\"https:\/\/richmondbizsense.com\/2025\/10\/06\/jefferson-hotel-owner-to-turn-second-baptist-church-building-into-banquet-hall\/\" target=\"_blank\" rel=\"noopener nofollow\">set to rehab<\/a> the old Second Baptist Church building as a banquet hall.<\/p>\n<p>\u201cIt\u2019s a lot of building that\u2019s going to be going on around us. And, we are growing,\u201d Flippen said. \u201cWe needed additional space and felt like we\u2019ve outgrown the space that we\u2019re in right now, and we\u2019re just looking for a new look.\u201d<\/p>\n<p>The firm worked with Alease Washington with Icon Realty Group to locate the Tilt building space and negotiate its lease with the ownership group that includes Tilt CEO Ron Carey. Flippen declined to disclose the length of the lease or other terms.<\/p>\n<p>Flippen said the plan is for KEI to use the space temporarily while it pursues a long-term plan of buying its own building. (Image courtesy Crexi.com)<\/p>\n<p>KEI is working with Commonwealth Construction Company of Virginia on the upfit for the space, which was created as part of the Tilt building\u2019s <a href=\"https:\/\/richmondbizsense.com\/2023\/09\/06\/media-firm-halfway-through-shockoe-slip-hq-rehab\/\" target=\"_blank\" rel=\"noopener nofollow\">multimillion-dollar renovation<\/a> that wrapped up last year. Animation studio <a href=\"https:\/\/richmondbizsense.com\/2018\/03\/22\/animation-studio-spins-off-martin\/\" target=\"_blank\" rel=\"noopener nofollow\">Hue &amp; Cry <\/a>was previously in the second floor space.<\/p>\n<p>Founded in 1983 as Kelso &amp; Easter by John Kelso and Robert Easter, KEI was initially based in the D.C. area before opening a Richmond office four years later and moving its HQ here in 2001. The firm focuses on commercial, medical, religious, recreational and institutional projects for public and private-sector clients.<\/p>\n<p>Current projects in Richmond include <a href=\"https:\/\/richmondbizsense.com\/2025\/06\/26\/slideshow-first-look-inside-and-above-the-new-carmax-park\/\" target=\"_blank\" rel=\"noopener nofollow\">CarMax Park<\/a>, the new baseball stadium it\u2019s designing with Labella Associates that will anchor the larger <a href=\"https:\/\/richmondbizsense.com\/2025\/04\/11\/initial-mixed-use-phase-at-diamond-district-breaks-ground\/\" target=\"_blank\" rel=\"noopener nofollow\">Diamond District mixed-use development<\/a>. KEI is also in the overall Diamond District design along with local firm Baskervill. (Photo courtesy LinkedIn)<\/p>\n<p>In Shockoe Slip, KEI will join other architecture firms in the neighborhood, including <a href=\"https:\/\/richmondbizsense.com\/2017\/04\/12\/milwaukee-architecture-firm-slips-into-shockoe\/\" target=\"_blank\" rel=\"noopener nofollow\">Kahler Slater<\/a>, SMBW and CPL, which <a href=\"https:\/\/richmondbizsense.com\/2025\/01\/16\/commonwealth-architects-acquired-by-n-y-based-firm\/\" target=\"_blank\" rel=\"noopener nofollow\">last year<\/a> acquired Commonwealth Architects.<\/p>\n<p>Meanwhile, another design firm with a presence in Monroe Ward has leased space elsewhere in town. Hanbury, whose local office <a href=\"https:\/\/richmondbizsense.com\/2022\/01\/12\/norfolk-based-architecture-firm-makes-its-move-into-richmond\/\" target=\"_blank\" rel=\"noopener nofollow\">is just doors down<\/a> from The Renaissance building on Broad Street, leased 12,000 square feet of retail space at 1623 W. Main St., real estate brokerage Thalhimer reported in October.<\/p>\n<p>It wasn\u2019t clear whether the Main Street space is a new office location for Hanbury, which did not respond to requests from BizSense for comment.
