The 3-acre property in <a href=\"https:\/\/www.archpaper.com\/tag\/portland\/\" rel=\"nofollow noopener\" target=\"_blank\">Portland<\/a>, <a href=\"https:\/\/www.archpaper.com\/tag\/oregon\/\" rel=\"nofollow noopener\" target=\"_blank\">Oregon<\/a>, south of the Moda Center was <a href=\"https:\/\/oregonbusiness.com\/louis-dreyfus-grain-elevator-property-listed-for-6-5m\/\" rel=\"nofollow noopener\" target=\"_blank\">listed<\/a> on the market for $6.5 million last year.<\/p>\n<p>The <a href=\"https:\/\/www.1803fund.com\/\" rel=\"nofollow noopener\" target=\"_blank\">1803 Fund<\/a>, a real estate group founded in 2023 whose mission is regenerating historically Black neighborhoods in Portland, more recently bought the site, and partnered with <a href=\"https:\/\/ad-wo.com\/\" rel=\"nofollow noopener\" target=\"_blank\">AD\u2014WO<\/a>, <a href=\"https:\/\/www.archpaper.com\/tag\/jennifer-bonner\/\" rel=\"nofollow noopener\" target=\"_blank\">MALL<\/a>, <a href=\"https:\/\/www.wayside.studio\/\" rel=\"nofollow noopener\" target=\"_blank\">Wayside Studio<\/a>, <a href=\"https:\/\/amenamen.studio\/\" rel=\"nofollow noopener\" target=\"_blank\">Amen, Amen. Studio<\/a>, and <a href=\"https:\/\/www.linkedin.com\/in\/natanya-jones-00993265\" rel=\"nofollow noopener\" target=\"_blank\">Natanya Jones<\/a>\u00a0to transform it into a new public riverside <a href=\"https:\/\/www.archpaper.com\/tag\/parks\/\" rel=\"nofollow noopener\" target=\"_blank\">park<\/a>, dubbed Albina Riverside.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-405434\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/Albina-Riverside_Elevation-Render-CROP1_AD\u2014WO-MALL-Wayside-Studio_1803-Fund_Proposed.jpg\" alt=\"front elevation rendering of albina riverside\" width=\"1900\"  \/>The project reuses old silos and the industrial docks along the Willamette River. (The Light We Make)<\/p>\n<p>AD\u2014WO is will be responsible for the public space, arts programming, and sports and landscape design. Jennifer Bonner, of MALL, will design the hotel and hospitality components. Wayside Studio, Curry J. Hackett\u2019s transdisciplinary design and research practice, is behind conceptual consulting and visioning. Amen, Amen. Studio will handle the graphic design, and Natanya Jones\u2014head of global brand merchandising at Nike\u2014is the project\u2019s community strategist.<\/p>\n<p>A \u201cThousand-Year\u201d Investment<\/p>\n<p>Albina Riverside is in north Portland. It takes its name from a historically Black neighborhood, Albina,\u00a0where <a href=\"https:\/\/www.i5rosequarter.org\/history-of-albina\/\" rel=\"nofollow noopener\" target=\"_blank\">over 80 percent<\/a> of Portland\u2019s Black residents lived by the 1960s, stemming from redlining. Interstate-5, a north-south freeway, and Emanuel Hospital were completed in the 1970s in Albina, <a href=\"https:\/\/www.i5rosequarter.org\/history-of-albina\/\" rel=\"nofollow noopener\" target=\"_blank\">displacing<\/a> hundreds of Black families.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-405433 size-full\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/Albina-Riverside_Basketball-Shed-Render_AD\u2014WO-MALL-Wayside-Studio_1803-Fund_Existing.jpg\" alt=\"rendering of basketball shed\" width=\"1520\" height=\"1900\"  \/>A mass timber basketball shed will host year-round play and public events. (The Light We Make)<\/p>\n<p>The interdisciplinary design team has been tasked by the 1803 Fund with helping revitalize\u00a0the area. Drawing from Black spatial traditions, the grain terminal site will be <a href=\"https:\/\/www.archpaper.com\/tag\/adaptive-reuse\/\" rel=\"nofollow noopener\" target=\"_blank\">repurposed<\/a> for art sheds, concrete platforms as sloughs and courts, and industrial docks as terraced wetlands.<\/p>\n<p>\u201cThese are thousand-year investments,\u201d Rukaiyah Adams, 1803 Fund CEO, shared in a statement. \u201cWe are investing in Albina not as an artifact of the past, but as a promise to the future. Our goal is to build something enduring, grounded in the people who have always called this neighborhood home.\u201d<\/p>\n<p>A sloped terrace designed by AD\u2014WO will provide leisure space overlooking the Willamette River; benches and plant boxes are pictured in renderings, brimming with vegetation. From afar, Albina Riverside will stand out thanks to a 16-story hotel, designed by MALL. Guest rooms will be sited above a three-level public podium. On the ground floor, the Silo Gallery will transform six silos into a flexible venue for cultural programming.<\/p>\n<p><img decoding=\"async\" class=\"size-full wp-image-405432\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/Albina-Riverside_Waters-Edge-Render-CROP2_AD\u2014WO-MALL-Wayside-Studio_1803-Fund_Proposed.jpg\" alt=\"Albina Riverside\u2019s terrace \" width=\"1155\"  \/>A sloped terrace by AD\u2014WO will provide leisure space overlooking the Willamette River. (The Light We Make)<\/p>\n<p>A 27,500-square-foot crossing will be Albina Riverside\u2019s primary pedestrian access point, connecting an elevated roadway to the riverfront. This feature will link directly to the hotel and the site\u2019s Art Shed, a 13,000-square-foot public venue built out of the existing silo head house.<\/p>\n<p>Architects are reinforcing the silo head house\u2019s steel moment frames, and adding two new circulation cores to the historic structure. An operable wood-slat screen will adorn the facade. A separate, freestanding, 2,700-square-foot pavilion, the Art Cube, will facilitate rotating public sculptures, installations, performances, and artist residencies.<\/p>\n<p>A 9,900-square-foot basketball shed made of mass timber will be topped by a movable canopy. Play and public events can take place there. Nearby, a 53,000-square-foot bi-level dock will better connect visitors to the waterfront.<\/p>\n<p>A construction timeline hasn\u2019t been released.
