{"id":343692,"date":"2025-12-12T04:43:13","date_gmt":"2025-12-12T04:43:13","guid":{"rendered":"https:\/\/www.newsbeep.com\/us\/343692\/"},"modified":"2025-12-12T04:43:13","modified_gmt":"2025-12-12T04:43:13","slug":"long-vacant-mission-lot-to-get-a-dorito-shaped-apartment-building","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us\/343692\/","title":{"rendered":"Long-vacant Mission lot to get a Dorito-shaped apartment building"},"content":{"rendered":"<p class=\"paragraph-block article-body undefined text-left\">A Mission district parking lot that has sat empty for more than three decades could be transformed into a triangular apartment complex reminiscent of New York\u2019s Flatiron Building.<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">Proposed plans for the lot at 3230 24th St. show an eight-story, wedge-shaped building with 35 apartments, five of which would be designated for low-income residents. Fourteen units would be studios, 14 would have one bedroom, and the rest would be two- and three-bedroom apartments. The first floor would be reserved for commercial use, with plans for a cafe and a retail space the developers hope to fill with a florist.\u00a0<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">The project would take advantage of a state law that allows developers to build beyond local height limits if they reserve a portion of apartments as affordable. The lot is otherwise subject to a 55-foot limit.<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">The lot is owned by Trigona LLC, led by Peter Logan and his mother, <a href=\"https:\/\/www.sfgate.com\/bayarea\/article\/Architect-Marcy-Wong-and-her-loft-in-the-hills-2853157.php\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Marcy Wong (opens in new tab)<\/a>, partners at Berkeley\u2019s Wong Logan Architects. The firm designed the building but operates independently from the ownership group, Logan said.\u00a0<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">The lot has been <a href=\"https:\/\/sfstandard.com\/2024\/05\/13\/market-street-empty-lot-downtown-san-francisco\" data-post-id=\"de935ca7-db94-4ab9-bdda-0d47efcdd978\" rel=\"nofollow noopener\" target=\"_blank\">vacant<\/a> since at least 1995, according to aerial photos from the Planning Department, and Google Streetview photos show it has been fenced off since at least 2021. The lot\u2019s previous owners proposed a five-story apartment building that never materialized.<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">\u201cWe think it\u2019s going to be a great project,\u201d he said. \u201cIt\u2019s housing density in a city that needs it.\u201d\u00a0<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">Reactions from nearby businesses were split. Josiah Aldrich, manager of Cali Barber Shop and Salon, said he would welcome the foot traffic from new residents but worries that the mostly market-rate project could drive up rents.\u00a0<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">\u201cI\u2019m feeling half and half about it,\u201d he said.\u00a0<\/p>\n<p class=\"paragraph-block article-body undefined text-left\"><a href=\"https:\/\/sfstandard.com\/2025\/02\/09\/6-hurt-after-car-crashes-into-mission-restaurant-parklet\" data-post-id=\"1270e034-0b5f-465c-8ad3-e443828d5fc8\" rel=\"nofollow noopener\" target=\"_blank\">The Napper Tandy<\/a> owner Marissa Browne was more optimistic.<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">\u201cI don\u2019t mind. It\u2019s nothing right now,\u201d she said. \u201cThe more units the better.\u201d<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">Two businesses operate out of the lot: Juanita\u2019s Flowers, which operates from a mobile stall, and a food truck called Birrieria Lucas. Logan confirmed the two vendors would have to relocate while the project is under construction.\u00a0<\/p>\n<p class=\"paragraph-block article-body undefined text-left\">Birrieria Lucas owner Rosa Meija said she spoke with Logan last week and is aware of the housing plans, but doesn\u2019t know where she\u2019d take her business, which she has run at the lot for five months and holds a permit to operate.
