However, according to many experts&#8217; <a data-i13n=\"cpos:1;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/housing-market-predictions-2026-165905235.html\" data-ylk=\"slk:2026 housing market predictions;cpos:1;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">2026 housing market predictions<\/a>, rates are likely to decrease only slightly next year. However, that doesn\u2019t necessarily mean it\u2019s a bad time to buy or refinance.<\/p>\n<\/p>\n<p class=\"yf-7hmkaz\">Yes and no. Weekly rates have barely moved, but annual rates have decreased.<\/p>\n<p class=\"yf-7hmkaz\">As of December 18, Freddie Mac reported that the average 30-year fixed-rate mortgage rate had inched down by one basis point to 6.21%. The 30-year rate is now 51 basis points lower than it was this time last year. In mid-December 2024, mortgage rates averaged 6.72%.<\/p>\n<p class=\"yf-7hmkaz\">This week\u2019s 15-year fixed mortgage rate fell by seven basis points, now standing at 5.47%. It is 45 basis points lower than this time last year.<\/p>\n<p class=\"yf-7hmkaz\">In situations like these, it pays to look at the numbers. Here\u2019s the Freddie Mac data on mortgage rates for the past 52 weeks as of Dec. 18, 2025:<\/p>\n<p class=\"yf-7hmkaz\">Rates on <a data-i13n=\"cpos:3;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/15-vs-30-year-mortgage-155528370.html\" data-ylk=\"slk:30-year and 15-year fixed-rate mortgages;cpos:3;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">30-year and 15-year fixed-rate mortgages<\/a> are both hovering above their annual lows.<\/p>\n<p class=\"yf-7hmkaz\">So, yes, mortgage rates are dropping. However, it seems unlikely that <a data-i13n=\"cpos:4;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/when-will-mortgage-rates-go-down-to-6-195022219.html\" data-ylk=\"slk:mortgage rates will hit 6%;cpos:4;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">mortgage rates will hit 6%<\/a> in the near future. Waiting for rates to hit that magical number before you buy probably isn\u2019t worth it.<\/p>\n<p class=\"yf-7hmkaz\">The <a data-i13n=\"cpos:6;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/what-is-the-federal-reserve-205012702.html\" data-ylk=\"slk:Federal Reserve;cpos:6;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">Federal Reserve<\/a> has lowered the fed funds rate three times in 2025. So, what does this mean for mortgage rates heading into 2026?<\/p>\n<p class=\"yf-7hmkaz\">When the Fed \u2014 the common nickname for the <a data-i13n=\"cpos:7;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/banking\/article\/federal-open-market-committee-140029594.html\" data-ylk=\"slk:Federal Open Market Committee (FOMC);cpos:7;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">Federal Open Market Committee (FOMC)<\/a> \u2014 held its September 2025 meeting, it voted to lower the federal funds rate by 25 basis points. Then, it announced its second 25-bps cut of the year at its October meeting and third at the December meeting.<\/p>\n<p class=\"yf-7hmkaz\">That <a data-i13n=\"cpos:8;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/federal-funds-rate-194457132.html\" data-ylk=\"slk:federal funds rate;cpos:8;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">federal funds rate<\/a> tends to directly influence rates on shorter-term lending. While mortgage rates aren\u2019t directly based on the fed funds rate, they typically mirror fed fund rate trends. So, if the fed funds rate goes down, mortgage rates will likely follow. The inverse is also true.<\/p>\n<p class=\"yf-7hmkaz\">When people anticipate a fed funds rate cut, mortgage rates usually fall in the weeks leading up to the meeting. However, home loan rates don\u2019t necessarily continue to decrease after a fed funds rate cut.<\/p>\n<p class=\"yf-7hmkaz\">In 2024, mortgage rates plummeted throughout August and early September as people expected the Fed to lower its rate at the bank\u2019s September meeting. But mortgage rates stopped decreasing significantly after this meeting \u2014 and after the two additional rate cuts later that year.<\/p>\n<p class=\"yf-7hmkaz\">The same seems to have happened in 2025. Mortgage rates gradually declined in the weeks leading up to the September meeting when people expected the Fed to lower its rate, and even though the fed funds rate did go down, mortgage rates bounced back up.<\/p>\n<p class=\"yf-7hmkaz\">The Fed has indicated that it plans to cut its rate only once in 2026. Due to several factors, including the public\u2019s negative sentiment regarding this news, there\u2019s also a good chance that rates won\u2019t fall too drastically next year.<\/p>\n<p class=\"yf-7hmkaz\">While short-term lending rates closely follow the fed funds rate, mortgage rates more closely follow the <a data-i13n=\"cpos:10;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/10-year-treasury-note-170612896.html\" data-ylk=\"slk:10-year Treasury yield;cpos:10;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">10-year Treasury yield<\/a>. As of December 18, the 10-year Treasury yield opened at 4.12% \u2014 down from 4.41% a year prior.<\/p>\n<p class=\"yf-7hmkaz\">You\u2019re probably wondering why <a data-i13n=\"cpos:11;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/when-will-mortgage-rates-go-down-to-4-203022472.html\" data-ylk=\"slk:today\u2019s mortgage rates aren\u2019t in the 4% range;cpos:11;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">today\u2019s mortgage rates aren\u2019t in the 4% range<\/a>, right?<\/p>\n<p class=\"yf-7hmkaz\">To <a data-i13n=\"cpos:12;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/what-determines-mortgage-rates-182515831.html\" data-ylk=\"slk:determine current mortgage rates;cpos:12;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">determine current mortgage rates<\/a>, lenders add a \u201cspread\u201d to the 10-year Treasury yield. The spread is simply the difference between the rates consumers pay and the rate on the 10-year Treasury. Without getting too much into the weeds, charging a spread helps mortgage lenders cover costs associated with making loans to the public and the risk of providing such loans.<\/p>\n<p class=\"yf-7hmkaz\">For example, the current average 30-year fixed mortgage rate is 6.21%, and the 10-year Treasury yield is 4.12% \u2014 a spread of 2.09%. A year ago, the 30-year rate was 6.72%, and the 10-year yield was 4.41%, resulting in a spread of 2.31 percentage points. Today\u2019s spread is smaller, which is one reason mortgage rates are lower now.<\/p>\n<p class=\"yf-7hmkaz\">In short, no. You probably shouldn\u2019t wait to buy a home until mortgage rates drop to 6% or lower. Mortgage rates are just one part of the affordability equation. You also have to consider home prices, a factor of housing supply and demand.<\/p>\n<p class=\"yf-7hmkaz\">The current housing market is in a crunch. To put it simply, buyers outnumber homes for sale, especially homes in price ranges accessible to the <a data-i13n=\"cpos:14;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/first-time-home-buyer-195246478.html\" data-ylk=\"slk:first-time home buyer;cpos:14;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">first-time home buyer<\/a>. When supply and demand are out of balance like this, home prices tend to remain high since sellers know they\u2019ll have multiple buyers interested.<\/p>\n<p class=\"yf-7hmkaz\">According to data from the Federal Reserve Bank of St. Louis, the median sale price of single-family homes has generally trended upward since Q1 of 2009. At that time, the median sale price was $208,400. The median price had risen to $410,800 by Q2 2025.<\/p>\n<p class=\"yf-7hmkaz\">While there is speculation about a possible <a data-i13n=\"cpos:15;pos:1\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/banking\/article\/what-is-a-recession-173553904.html\" data-ylk=\"slk:recession;cpos:15;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">recession<\/a>, prospective buyers likely won\u2019t see much relief in a true recession. If interest rates drop like they tend to do in recessions, that will increase the number of people looking to buy and lock in a lower interest rate.
