For the last twelve days of 2025, SFYIMBY will continue our tradition of reflecting on the biggest stories we\u2019ve covered each month across the region. February began with an increase in height for the California Theater tower in Downtown Berkeley. In San Francisco, preliminary permits were filed for the 22-story iteration of 2700 Sloat Boulevard, and formal permits were filed for a 23-story residential tower at 1965 Market Street. Further down the Peninsula, the Hillsdale Mall in San Mateo revealed a potential 1,400-unit redevelopment, and a 30-story senior housing tower in Redwood City was put on hold. Lastly, we toured the construction progress on Treasure Island and Yerba Buena Island.<\/p>\n

February 3rd: Modified plans continue to work through the planning commission for a 23-story tower at 2115 Kittredge Street<\/a> in Downtown Berkeley<\/a>, Alameda County<\/a>. The team is continuing to pursue an increased residential capacity for the property, with new documents suggesting the tower could extend nearly three hundred feet above street level, which would make it the second-tallest residential structure in the city. Gilbane Development<\/a> is responsible for the application.<\/p>\n

Hotel Approved for Downtown Half Moon Bay, San Mateo County<\/a>\"Hyatt<\/p>\n

February 6th: The Half Moon Bay City Council has approved plans for a proposed hotel at 1200 Main Street<\/a> in Downtown Half Moon Bay<\/a>, San Mateo County<\/a>. The project will bring over a hundred hotel rooms to a former auto dealership after nearly a decade of review. Greg Jamison of RGJC South LLC is the project sponsor.<\/p>\n

Plans Shift for Warfield Building Conversion in San Francisco<\/a>\"988<\/p>\n

Febuary 11th: Plans for the nine-story Warfield Building are shifting from residential to cultural conversion at 988 Market Street in San Francisco\u2019s<\/a> Mid-Market<\/a> neighborhood. Community Arts Stabilization Trust<\/a> and KALW Public Media have made a joint announcement sharing plans to turn the historic building into a hub for arts and journalism dubbed Warfield Commons. Group I<\/a> had previously pursued a conversion of the Warfield Group into housing.<\/p>\n

Preliminary Plans Surface To Redevelop The Hillsdale Mall, San Mateo<\/a>\"Hillsdale<\/p>\n

February 14th: Preliminary plans were published late last week for a potential redevelopment of the Hillsdale indoor mall in San Mateo<\/a>, San Mateo County.<\/a> Initial details include the demolition of nearly three-quarters of the shopping center\u2019s facilities, leaving just the North Block untouched as the remaining acres are transformed into nearly fourteen hundred units of housing, retail, and multi-level garages. Sares Regis Group<\/a> is responsible for the application.<\/p>\n

Redwood City Tower Proposal on Hold<\/a>\"910<\/p>\n

February 17th: The planning application for the 30-story senior housing tower at 1800 Broadway<\/a> and 910 Marshall Street in Redwood City<\/a> has been withdrawn. The move comes as the project developer, R&M Properties<\/a>, has shared its intention to file a project later this year. Any details about the future plans for the site have yet to be shared.<\/p>\n

February 18th: New preliminary permits have been filed for the proposed 22-story tower at 2700 Sloat Boulevard<\/a> in San Francisco\u2019s<\/a> Sunset District<\/a>. The filing comes nearly two months after the first planning application for the 22-story iteration was submitted to the city\u2019s planning department and nearly nine months after the sensational 50-story skyscraper was withdrawn. Housing America Partner and San Francisco Housing Development Corporation<\/a> are jointly responsible for the project.<\/p>\n

February 21st: The formal permit application has been filed for the 23-story proposal at 1965 Market Street<\/a> in San Francisco<\/a>. The application includes a slight increase in unit count and invokes Senate Bill 423 to ensure a streamlined ministerial approval process. Keller Grove Properties is the property owner.<\/p>\n

February 24th: Late last month, YIMBY was invited to tour Treasure Island<\/a> and Yerba Buena Island<\/a> in San Francisco<\/a>. Construction is pushing ahead on the first of several phases that will transform the two islands into a mixed-use neighborhood with roughly eight thousand apartments, retail, and public parks, and among the latest buildings to open is the 22-story Isle House, designed by David Baker Architects.<\/p>\n
