The proposed project would involve the partial demolition of the site, including two residential structures and an office building annex, to make way for a new eight-story residential project.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-large wp-image-44374\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2025\/12\/2036-Bancroft-Way-Site-Layout-image-via-LSA-1024x770.png\" alt=\"2036 Bancroft Way Site Layout, image via LSA\" width=\"1024\" height=\"770\"  \/><\/p>\n<p class=\"wp-caption-text\">2036 Bancroft Way Site Layout, image via LSA<\/p>\n<p>The new residential project would include 87 for-rent units, a 79 net increase from the existing site. The project applicant is using the rules for Senate Bill 330 to justify the increase and other site changes. In accordance with those regulations, six of the newly constructed units will be rented at below market rate.<\/p>\n<p>The existing site will be redivided into two parcels, with the new apartment building at 2036 Bancroft and the preserved Corder office building on its own parcel. Grey window frames will contrast with variegated material colors to create a dynamic visual appeal.<\/p>\n<p>The building\u2019s location is just south of Berkeley\u2019s downtown city center, with multiple similarly high buildings placed nearby. The property is within an easy 6-minute walk of the Downtown Berkeley BART station and has easy access to multiple bus transit options.
