NICK GRAHAM\/STAFF\" fetchpriority=\"auto\" width=\"1600\"\/><img decoding=\"async\" src=\"https:\/\/www.journal-news.com\/community\/butler-county\/economic-outlook-for-butler-county-cheery-but-cautious\/PD4EV2WPMRBKTM3FDMP3ONBVKA\/[object Object]\" class=\"image-expand\" alt=\"icon to expand image\"\/><\/p>\n<p class=\"story-text \" data-index=\"3\">Demolitions, development and housing<\/p>\n<p class=\"story-text \">In 2026, Middletown could see demolitions of historic buildings and a vacant mall, continued development of the East End, much-needed housing added to the city and the opening of an aviation education center from Butler Tech.<\/p>\n<p class=\"story-text \">Rick Pearce, president and CEO of the Chamber of Commerce Serving Middletown, Monroe and Trenton, said planned developments in Middletown are \u201cexciting.\u201d<\/p>\n<p class=\"story-text \">\u201c(Towne Mall) will be exciting to see, and with the development of Renaissance Pointe, that\u2019ll be exciting when that starts to go in,\u201d he said.<\/p>\n<p class=\"story-text \">Middletown entered into a pre-development agreement in August with Midland Atlantic Properties for the redevelopment of the former Towne Mall. <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/01\/WJLAKXBVARBYZPUFTBHKRW7BAM.JPG\" alt=\"The former Towne Mall could be demolished in the first quarter of 2026 depending on development agreement outcomes. NICK GRAHAM\/STAFF\" fetchpriority=\"auto\" width=\"1600\"\/><\/p>\n<p class=\"photo-credit-text\">Credit: Nick Graham<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.journal-news.com\/community\/butler-county\/economic-outlook-for-butler-county-cheery-but-cautious\/PD4EV2WPMRBKTM3FDMP3ONBVKA\/[object Object]\" class=\"image-expand\" alt=\"icon to expand image\"\/><\/p>\n<p class=\"photo-credit-text\">Credit: Nick Graham<\/p>\n<p class=\"story-text \" data-index=\"8\">Midland has until February 2026 to complete due diligence, market feasibilities and identify possible retail partners to decide whether to move forward with its proposal under the terms and conditions contained in the agreement.<\/p>\n<p class=\"story-text \" data-index=\"9\">After that is completed, the city will request bids for demolition, which is expected to be in \u201cfull swing\u201d by the first quarter of 2026, according to Jacob Schulte, assistant and acting director of the community and economic development department.<\/p>\n<p class=\"story-text \" data-index=\"10\">The city\u2019s major East End development, Renaissance Pointe, is being finalized for its first phase of infrastructure.<\/p>\n<p class=\"story-text \" data-index=\"11\">Final development plans for Sheetz and Gateway Lofts were approved by planning commission.<\/p>\n<p class=\"story-text \" data-index=\"12\">Gateway Lofts, to be developed by Hallmark Communities, will bring <a href=\"https:\/\/www.journal-news.com\/local\/nearly-300-new-apartments-coming-to-renaissance-pointe-in-middletown\/CE5MGMZSFNGR7ASNBKZZBL5UEY\/\" target=\"_blank\" rel=\"nofollow noopener\">288 apartments<\/a> to Renaissance Pointe.<\/p>\n<p>Explore<a class=\"headline\" href=\"https:\/\/www.journal-news.com\/community\/butler-county\/when-will-the-former-towne-mall-be-redeveloped-plans-reveal-timeline-for-demo-and-expected-completion\/YP6XPRIPWNCVJOVVIFLDZIT3J4\/\" target=\"_self\" rel=\"nofollow noopener\">When will the former Towne Mall be redeveloped? Plans reveal timeline for demo and expected completion<\/a><\/p>\n<p class=\"story-text \">Pearce said the city has the infrastructure for development, but housing is an issue.<\/p>\n<p class=\"story-text \">\u201cWe need people to live here because that\u2019s how the city makes their money, on income tax dollars,\u201d he said.<\/p>\n<p class=\"story-text \">A proposed mixed-use development at the site of the Sonshine Building and former Manchester Inn could see between 100-125 luxury apartments added to downtown.<\/p>\n<p class=\"story-text \">\u201cThat\u2019s how you get younger people here,\u201d Pearce said.<\/p>\n<p class=\"story-text \">An early term sheet from CMC Properties, who proposed the development, saw master leases for Miami University or city employees and city-sponsored student loan grants for downtown residents.<\/p>\n<p>Explore<a class=\"headline\" href=\"https:\/\/www.journal-news.com\/news\/residents-weigh-in-on-the-manchester-mixed-use-proposal-for-downtown-middletown\/EJCMWJI7ZZEWNM4HZCR24XGOSM\/\" target=\"_self\" rel=\"nofollow noopener\">Residents weigh in on \u2018The Manchester\u2019 mixed-use proposal for downtown Middletown<\/a><\/p>\n<p class=\"story-text \">These terms are not final, though, and have not been agreed to by the city or city council.<\/p>\n<p class=\"story-text \">The mixed-use development also details 10,000-15,000-square-feet of street-level commercial space, which Pete Montgomery, who will oversee the proposed development, has goals of putting mom-and-pop restaurants and retail spaces into.<\/p>\n<p class=\"story-text \" data-index=\"19\">In March, Butler Tech is scheduled to open its $15 million free-standing Aviation Education Center for high school students from the career schools\u2019 11 local school districts it serves.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/01\/G62AFYVLR5GZFCHDEGTUSCLMNM.jpg\" alt=\"In March, next to an airstrip at Middletown Regional Airport, Butler Tech is scheduled to open its $15 million its first, free-standing Aviation Education Center for high school students from the career schools&#x2019; 11 local school districts it serves. (Provided)\" fetchpriority=\"auto\" width=\"1600\"\/><img decoding=\"async\" src=\"https:\/\/www.journal-news.com\/community\/butler-county\/economic-outlook-for-butler-county-cheery-but-cautious\/PD4EV2WPMRBKTM3FDMP3ONBVKA\/[object Object]\" class=\"image-expand\" alt=\"icon to expand image\"\/><\/p>\n<p class=\"story-text \" data-index=\"22\">The 28,000-square-foot facility was designed specifically for aviation training and includes state-of-the-art classrooms, labs and dedicated hangar space for hands-on aircraft work.<\/p>\n<p class=\"story-text \">In Butler County overall, Pearce said focus should be on economic development in Hamilton and Middletown, since those are the two largest cities in the county. <\/p>\n<p class=\"story-text \">Outlook for Hamilton<\/p>\n<p class=\"story-text \">Greater Hamilton Chamber of Commerce President and CEO Dan Bates said he\u2019s \u201cpositive but cautious\u201d for the 2026 economic outlook.<\/p>\n<p class=\"story-text \">Hamilton will see 230 new jobs come to the area when SencorpWhite relocates from Massachusetts, but how many will be people relocating to Butler County and how many will need to be filled is yet to be seen, he said.<\/p>\n<p class=\"story-text \">However, he said the biggest impact on Hamilton will be the AM Hub.<\/p>\n<p class=\"story-text \">\u201cI think it\u2019s going to do more than just bring students to the area,\u201d Bates said. \u201cI think that once it\u2019s fully up and running and people understand what it is for both student and adult education, I think people are going to want to move here with their kids at the chance of the educational opportunities that are happening in Butler County.\u201d<\/p>\n<p class=\"story-text \">Bates said he knows of three or four companies are considering a second Hamilton location that was close to a new workforce. That\u2019s not a guarantee \u201cbut when people are talking like that, that\u2019s certainly a positive.\u201d<\/p>\n<p class=\"story-text \">The AM Hub and its impact will ripple to other areas of the <a href=\"https:\/\/www.17stronghamilton.org\/riverview\" target=\"_blank\" rel=\"nofollow noopener\">Riverview<\/a> and <a href=\"https:\/\/www.17stronghamilton.org\/lindenwald\" target=\"_blank\" rel=\"nofollow noopener\">Lindenwald<\/a> neighborhoods<\/p>\n<p class=\"story-text \">\u201cThat\u2019s going to be a catalyst for growth for that area with new building, new businesses, combined with the Shuler Benninghofen mixed-use redevelopment, I think it\u2019s going to give a major boost to the area,\u201d he said.<\/p>\n<p class=\"story-text \">Smith said one of the strongest opportunities for Butler County is the Kettering Health Network site in Fairfield Twp. at Ohio 129 and Bypass Ohio 4.
