(BusinessDen file)<\/p>\n<p>Brad Martin has been with HDR for 25 years, back when it had just 67 Colorado employees. Now, he\u2019s leased a new office that\u2019ll support a staff more than seven times that.<\/p>\n<p>The Omaha, Nebraska-based architecture, engineering and construction services firm inked a deal last month for 2 1\/2 floors, 74,000 square feet, in the Block 162 tower at 675 15th St. in downtown Denver.\u00a0<\/p>\n<p>\u201cPeople do the best work when they\u2019re happy, and my goal is to create an environment where the best in the business can exercise what they\u2019re good at,\u201d said Martin, who runs the company\u2019s Denver office.<\/p>\n<p>HDR\u2019s has been at 1670 Broadway since 2013. The company\u2019s Denver staff numbers 500. It\u2019s the second-largest office, trailing only the Omaha headquarters. The firm has 14,000 employees across 200 offices worldwide.\u00a0<\/p>\n<p>HDR\u2019s lease at 1670 Broadway expires in October. Martin said there\u2019s nothing wrong with the space; the upcoming expiration date prompted the search for the new home.\u00a0<\/p>\n<p>\u201cLease goes up, so you go shopping,\u201d he said.<\/p>\n<p>The firm wanted to stay downtown and toured eight buildings, Martin said. Block 162 was chosen because of its central location within the city\u2019s urban core. It\u2019ll also be easier to get to the hotels and restaurants elsewhere downtown, he said. HDR\u2019s existing space is spread out across 3 1\/2 noncontiguous floors. Floors at Block 162 are bigger, and the company\u2019s space will be contiguous.<\/p>\n<p>\u201cWe are a fundamentally collaborative company, with expertise across sectors and disciplines, and the new office space will support this collaboration among our teams and with our clients and partners,\u201d Jocelyn Hittle, managing principal for HDR\u2019s architecture practice, said in a statement.<\/p>\n<p>Martin said HDR in Denver has an \u201cad hoc\u201d in-office policy. It encourages employees to come in five days a week but doesn\u2019t want to mandate it and hurt worker morale.<\/p>\n<p>\u201cWe are flexible with an encouraged \u2018please come,\u2019\u201d he said.<\/p>\n<p>The company has had a role in a number of high-profile Colorado projects, like the new bridge on Interstate 70 at Floyd Hill, recently completed Intermountain Health Lutheran Hospital in Wheat Ridge and studying a potential <a href=\"https:\/\/www.hdrinc.com\/portfolio\/cherry-creek-and-speer-boulevard-vision-and-feasibility-study\" target=\"_blank\" rel=\"noopener nofollow\">rerouting<\/a> for Speer Boulevard.\u00a0<\/p>\n<p>The deal is a tough break for 1670 Broadway, which is also <a href=\"https:\/\/businessden.com\/2025\/12\/17\/tiaa-downtown-pillar-set-to-leave-leases-small-space-in-glendale\/\" rel=\"nofollow noopener\" target=\"_blank\">losing anchor tenant TIAA<\/a> to Texas.\u00a0<\/p>\n<p>Block 162 last announced a lease in November. That deal, <a href=\"https:\/\/businessden.com\/2025\/11\/25\/bank-of-america-republic-plaza-block-162-denver\/\" rel=\"nofollow noopener\" target=\"_blank\">with Bank of America<\/a>, brought the tower to 75% leased, according to Patrinely, the Houston, Texas-based firm that owns the building.<\/p>\n<p>Given that figure, the deal with HDR should make the tower about 90% leased.<\/p>\n<p>Patrinely completed the 30-story tower in 2021. Other tenants include law firms Taft and Brownstein Hyatt Farber Schreck.<\/p>\n<p>On the ground floor, the tower\u2019s first restaurant tenant, Leven Downtown, <a href=\"https:\/\/businessden.com\/2026\/01\/06\/leven-founder-prepares-to-open-showpiece-restaurant-downtown-in-2026\/\" rel=\"nofollow noopener\" target=\"_blank\">expects to open this year<\/a>.<\/p><\/p>\n","protected":false},"excerpt":{"rendered":"The 1670 Broadway tower as seen from 17th Street on Nov. 21, 2023.
