Just west of the USC campus in Exposition Park, construction has wrapped for Tessera<\/a>, a new mixed-use building from Mosaic Investment Partners<\/a>.\u00a0<\/p>\n

Located at 1069 W. Exposition Boulevard<\/a>, the seven-story building features 53 apartments. Plans indicate the project also incorporates ground-floor commercial space and six units of extremely low-income\u00a0<\/a>affordable housing.<\/p>\n

Sorensen Architects<\/a> was announced as the design firm for the project at the time of its groundbreaking in 2023. SVA Architects designed the concept submitted for City review.\u00a0<\/p>\n

The building closely resembles conceptual renderings, featuring an exterior of blue and white stucco. On-site amenities include a rooftop pool, a courtyard, a fitness center, and a dog park.<\/p>\n

A project website\u00a0<\/a>advertises a mix of studio, one-, two-, and three-bedroom floor plans.<\/p>\n

The project, developed as a joint venture with HC2 Capital with financing from Calmwater Capital, is one of several infill housing developments built on sites located north of Expo\/Vermont Station in recent years.<\/p>\n
