The official statement noted that \u201cin considering the extent and timing of additional adjustments to the target range for the federal funds rate, the Committee will carefully assess incoming data, the evolving outlook, and the balance of risks.\u201d In other words, they\u2019re acknowledging uncertainty, but noting that the current situation is safe enough for a wait-and-see approach.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"BEQFCSS4GRHQ5CD73VGMQF4HVE\"><a href=\"https:\/\/www.nerdwallet.com\/mortgages\/news\/mortgage-rates-today-wednesday-january-28-2026?utm_campaign=ct_prod&amp;utm_content=1955647&amp;utm_medium=wire&amp;utm_source=syndication&amp;utm_term=ohio\" target=\"_blank\" rel=\"nofollow noopener\">Mortgage interest rates<\/a> have moved lower from late last summer through to the new year, often ahead of the Fed\u2019s cuts. The central bankers\u2019 latest announcement is unlikely to move mortgage rates, but more information about a potential purchase of mortgage-backed securities could.<\/p>\n<p>Why the Fed pressed pause<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"S4OO44R4H5AUPI5OOW7HIUURDM\">Interest rates, mortgage or otherwise, aren\u2019t technically the Federal Reserve\u2019s top concern. The <a href=\"https:\/\/www.nerdwallet.com\/banking\/news\/what-is-the-fed-rate?utm_campaign=ct_prod&amp;utm_content=1955647&amp;utm_medium=wire&amp;utm_source=syndication&amp;utm_term=ohio\" target=\"_blank\" rel=\"nofollow noopener\">federal funds rate<\/a>, which is the short-term borrowing rate the Fed actually sets, is the central bankers\u2019 main tool for influencing economic activity.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"QPIGDGCWFFBYXENJGNIWQUWDZI\">The Federal Reserve has a dual mandate of supporting both maximum employment and price stability \u2014 essentially, keeping the labor market solid and inflation under control. The Fed uses the funds rate to push borrowing costs up or down in order to keep these goals in balance.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"KAIJKGK2ZRDRXIQ2XXG5HQYHCM\">The central bankers taking a beat will allow them to see how 2025\u2019s series of cuts is playing out. Recent data shows <a href=\"https:\/\/www.nerdwallet.com\/finance\/learn\/state-of-the-economy?utm_campaign=ct_prod&amp;utm_content=1955647&amp;utm_medium=wire&amp;utm_source=syndication&amp;utm_term=ohio\" target=\"_blank\" rel=\"nofollow noopener\">an economy that\u2019s doing semi-okay<\/a>: Though prices have continued to rise, inflation has been broadly in line with expectations, and while hiring\u2019s been a bit weak, unemployment may be moderating.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"4J25AHUUMRCTZAWYBG4K3Z5KFQ\">\u201cThere remains a compelling case for easing,\u201d Gay Cororaton, chief economist for the Miami Association of Realtors, commented via email. \u201cBased on current data, the Fed still appears on track to cut the federal funds rate at least once this year.\u201d But for now, there\u2019s not a sense of urgency.<\/p>\n<p>What could move mortgage rates<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"IHQNXUWTJVGHTNQYYMRDLP2NK4\">So if the Federal Reserve\u2019s taking a time out, where did all those recent headlines about the lowest mortgage interest rates in three years come from? Well, the Fed is just one part of the <a href=\"https:\/\/www.nerdwallet.com\/mortgages\/learn\/how-are-mortgage-rates-determined?utm_campaign=ct_prod&amp;utm_content=1955647&amp;utm_medium=wire&amp;utm_source=syndication&amp;utm_term=ohio\" target=\"_blank\" rel=\"nofollow noopener\">economic ecosystem that drives mortgage rates<\/a>. Combinations of different factors gel in ways that drive rates up or down in longer-term cycles.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"O47SLPQ6FNCRXJAUVGINDZMWYI\">Every now and then, however, we get an abrupt change that can be traced to a single source. That\u2019s exactly what happened in early January, when President Trump called for the purchase of $200 billion in mortgage-backed securities (MBS). Even with scant details, this potential cash infusion drove average 30-year mortgage rates down to their lowest levels since September 2022.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"UKSPZIPZTRG33MCFESIR2HVHL4\">MBS are bundles of mortgages that are similar to <a href=\"https:\/\/www.nerdwallet.com\/investing\/learn\/what-is-a-bond?utm_campaign=ct_prod&amp;utm_content=1955647&amp;utm_medium=wire&amp;utm_source=syndication&amp;utm_term=ohio\" target=\"_blank\" rel=\"nofollow noopener\">bonds<\/a>. After a home loan is closed, the mortgage lender generally resells it to housing finance agencies Fannie Mae, Freddie Mac or Ginnie Mae. These entities pool similar loans together, creating mortgage-backed securities. Investors buy MBS and receive periodic payouts.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"KEGUDXAF65HLJMEULY7XKZBJXI\">MBS are key to providing mortgage lenders with liquidity: Selling loans allows lenders to recoup their cash and be able to lend again much more quickly than if they held onto the mortgages and waited for homeowners to repay them. That\u2019s also why news of a potential major MBS purchase drove mortgage rates down. When there\u2019s a guaranteed buyer, mortgage lenders can offer lower rates.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"NLAMQTKAKJGKXDJOP6NOWZBHLI\">Unfortunately for those hoping for even lower mortgage rates, that post-announcement plunge is already gone. \u201cWithout sustained, predictable buying, it\u2019s hard to see that having a lasting effect on rates,\u201d Realtor.com senior economist Jake Krimmel commented via email.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"M7JT6FOQABALVIHEYUNFTOFM2M\">Mortgage rates are still relatively low; Freddie Mac\u2019s weekly rate survey has reported an average below 6.3% since early October. This week, the average rate on a 30-year fixed-rate mortgage was 5.99% APR, according to rates provided to NerdWallet by Zillow.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"UR7Z5SZKQBBKRKIDMRZEX6UWTU\">That said, if we were to get additional information on that MBS purchase, let alone an actual buy, we could see mortgage rates take another dip.
