(Copyright 2025 by WJXT News4JAX &#8211; All rights reserved.)A pivotal moment for the Southbank<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The listing comes as Jacksonville continues to grow \u2014 with the broader region approaching 1.8 million residents \u2014 and as the Southbank experiences a wave of investment.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The Related Group\u2019s $150 million South Bank Residences project is in permit review. Baptist Health has proposed a 15-story, 226-room, $110 million hotel on its campus and is advancing a roughly $187 million emergency and patient care tower project on the Southbank. Together, the projects are reinforcing the area as a major medical and mixed-use destination.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Leathers said ownership of the pavilion could significantly influence how that district evolves.<\/p>\n<p>Southbank Medical Pavilion (Copyright 2025 by WJXT News4JAX &#8211; All rights reserved.)<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWhen an asset sits this close to a hospital\u2019s core operations, ownership is less about the leased space in the building and more about long-term strategic advantages and community benefit,\u201d Leathers said. \u201cThese decisions tend to shape how well a campus functions for decades.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Southbank Medical Pavilion houses a mix of outpatient medical uses and physician practices and is 94% leased. Since acquiring the property, the current ownership group \u2014 backed by a private equity firm \u2014 completed more than 68,000 square feet of clinical conversions. The sellers are now seeking to transition the property to a new owner to guide its next phase.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThey are at the end of their life cycle, to where they feel their investors are ready to transition ownership to a new path,\u201d Leathers said. \u201cThat will probably focus on a similar mission but may also look to develop with the fact that this property is uniquely situated and really capitalize on some of the growth and the medical community as well.\u201d<\/p>\n<p>Last room to grow next door<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The site\u2019s scale \u2014 and its proximity \u2014 are central to its appeal.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cCertainly, having 8 acres adjacent to a massive medical center, where more and more care is being provided outside of the hospital, is unique,\u201d Leathers said. \u201cIf someone comes in, they will truly own the land, the parking and the surrounding area, and can bring more care to the community to expand outpatient services, which is certainly a trend we see regularly around the country \u2014 and here in Jacksonville as well.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Industry analysts have labeled that national trend \u201creverse monetization,\u201d as hospitals increasingly reacquire outpatient buildings they previously sold. According to health care real estate research firms RevistaMed and Healthcare Real Estate Insights, health systems accounted for nearly 23% of all medical office building acquisitions in the first half of 2025 \u2014 the highest share on record.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">That shift reflects growing emphasis on campus control, integration of outpatient services and long-term planning flexibility.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Baptist Health is currently a tenant in the building. Control of adjacent real estate \u2014 whether through acquisition or partnership with a future owner \u2014 could influence future service expansion.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cTo have the ability to control a site or work with future ownership of the site is really important,\u201d Leathers said. \u201cBecause more and more services are likely to be here in Jacksonville, proximate to where physicians can utilize the space and coordinate care with the medical center next door.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">At the same time, the property\u2019s independent ownership means a future buyer could lease to a variety of medical users.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThe owner of this has the ability to lease to a number of users around town,\u201d Leathers said. \u201cIt seems the best use is medical, but that can certainly change over time. That\u2019s why we see this as a unique opportunity. It only comes out once in a long time.\u201d<\/p>\n<p>Growth, demographics, and timing<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Jacksonville\u2019s population growth \u2014 particularly among residents over 65 \u2014 is expected to increase demand for outpatient and specialty services. Florida health systems have recently pursued on- and near-campus acquisitions to support long-term expansion strategies, mirroring national trends.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Leathers said current construction costs also make existing assets attractive.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cRight now it\u2019s expensive to build new buildings,\u201d he said. \u201cSo this opportunity provides the ability for an investor or a provider to acquire a property below its replacement cost and certainly create a nice future for the community.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">For Jacksonville\u2019s Southbank, however, the transaction could mark a turning point.
