For more content like this, visit\u00a0<a href=\"https:\/\/www.onthegreenmagazine.com\/\" target=\"_blank\" rel=\"nofollow noopener\">onthegreenmagazine.com<\/a>.\u00a0<\/p>\n<p>A rezoning request that would have cleared the way for housing on a portion of the former Carolina Shores Golf &amp; Country Club was denied this week.<\/p>\n<p>But property owner Philippe Bureau says he is not deterred, and still plans to sell the property to a developer who intends to create a residential development under the existing zoning.<\/p>\n<p>The Carolina Shores Board of Commissioners voted 3-1 on Monday, Feb. 9 to deny a request to rezone the property for a proposed redevelopment that would include 119 homes, extensive stormwater facilitation and other amenities.<\/p>\n<p>Bureau said his next proposal will feature slightly fewer houses but will take up a larger percentage of the approximate 150-acre property, and won&#8217;t have the same amount of stormwater mitigation.<\/p>\n<p>The requested rezoning would have changed the land from a Conservation Recreation District (CRD) to Planned Residential District (PRD). Housing is still conditionally allowed under the CRD.<\/p>\n<p>\u201cWe\u2019re certainly disappointed by the vote,\u201d Bureau said. \u201cWe thought we had given them a very good plan that would have assisted the town. They chose not to accept our rezoning.
