{"id":596170,"date":"2026-04-20T20:21:16","date_gmt":"2026-04-20T20:21:16","guid":{"rendered":"https:\/\/www.newsbeep.com\/us\/596170\/"},"modified":"2026-04-20T20:21:16","modified_gmt":"2026-04-20T20:21:16","slug":"fresh-renderings-for-santa-monica-high-rise-at-1520-7th-street","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us\/596170\/","title":{"rendered":"Fresh renderings for Santa Monica high-rise at 1520 7th Street"},"content":{"rendered":"<p><a href=\"https:\/\/www.smgov.net\/departments\/pcd\/agendas\/Architectural-Review-Board\/2026\/20260420\/s20260415-6Bb.pdf\" rel=\"nofollow noopener\" target=\"_blank\">A presentation to the Santa Monica Architectural Review Board<\/a> reveals fresh renderings for a proposed high-rise development near the E Line.\u00a0<\/p>\n<p>The project, which is being developed by <a href=\"https:\/\/la.urbanize.city\/tags\/hankey-group\" rel=\"nofollow noopener\" target=\"_blank\">Hankey Capital<\/a>, would rise from a property at 1518-1524 7th Street, replacing <a href=\"https:\/\/www.7thsouthapts.com\/\" rel=\"nofollow noopener\" target=\"_blank\">an existing 10-unit rental development<\/a>. The proposed new construction would consist of a 23-story, approximately 256-foot-tall tower featuring 119 one-, two-, and three-bedroom condominiums and five deed-restricted affordable units. In addition the building would include parking for 216 vehicles in an above- and below-grade garage.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-04\/1514%207th%20street%202006%201.jpg?itok=PNgTrvNk\" rel=\"article-image-set nofollow noopener\" title=\"Ottinger Architects\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/04\/1514 7th street 2006 1.jpg\" width=\"950\"\/><\/a><br \/>\nStreet-level view looking southwestOttinger Architects<\/p>\n<p><a href=\"https:\/\/la.urbanize.city\/tags\/ottinger-architects\" rel=\"nofollow noopener\" target=\"_blank\">Ottinger Architects<\/a> is designing the contemporary glass-and-steel high-rise, according to plans included with the presentation.<\/p>\n<p>&#8220;The tower design features glass fa\u00e7ade walls that overlap and flare at the top,&#8221; reads <a href=\"https:\/\/www.smgov.net\/departments\/pcd\/agendas\/Architectural-Review-Board\/2026\/20260420\/s20260415-6Ba.pdf\" rel=\"nofollow noopener\" target=\"_blank\">a staff report describing the design<\/a>. Together, the transparency of the glass and the dynamic shape of the walls give the tower a quality of lightness. The fa\u00e7ade of the podium features wood slats on the first floor and uninterrupted stone-colored, fluted metal panels on the next two floors above. The design and the materials of the podium give it a heavy and solid appearance.&#8221;<\/p>\n<p>The proposed project originated from one of more than <a href=\"https:\/\/la.urbanize.city\/post\/santa-monica-settles-ws-communities-over-builders-remedy-projects\" rel=\"nofollow noopener\" target=\"_blank\">one dozen applications submitted to the City of Santa Monica for &#8220;Builder&#8217;s Remedy,&#8221; developments<\/a> at the time when the City&#8217;s housing element was out of state regulators in 2023. City officials settled with WS Communities, the applicant attached to the majority of those projects, to allow them to move forward under formal city processes.<\/p>\n<p class=\"image-and-caption\">\n<a class=\"fancybox\" href=\"https:\/\/la.urbanize.city\/sites\/default\/files\/styles\/1140w\/public\/2026-04\/1514%207th%20street%202026%203.jpg?itok=_qxrvktY\" rel=\"article-image-set nofollow noopener\" title=\"Ottinger Architects\" target=\"_blank\"><img decoding=\"async\" alt=\"\" class=\"image-950w article-inline-image\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/04\/1514 7th street 2026 3.jpg\" width=\"950\"\/><\/a><br \/>\nAerial view looking northeastOttinger Architects<\/p>\n<p>Subsequently, WS Communities lost <a href=\"https:\/\/westsidetoday.com\/2024\/01\/21\/ws-communities-faces-major-setback-loses-half-of-portfolio-to-lenders\/\" rel=\"nofollow noopener\" target=\"_blank\">control of much of its Santa Monica-heavy portfolio to lenders in 2024<\/a>, including Hankey Capital.
