A presentation to the Santa Monica Architectural Review Board<\/a> reveals a new look for a proposed multifamily residential building across the street from the Water Garden.<\/a><\/p>\n

The project at 1655 26th Street<\/a>, is proposed by Culver City-based KSM Associates Inc. Plans call for clearing all existing improvements to make way for the construction of a new eight-story building featuring 401 studio, one-, and two-bedroom apartments above 1,820 square feet of ground-floor commercial space and semi-subterranean parking for 444 vehicles.<\/p>\n

A project application indicates that 41 apartments to be set aside as affordable housing at the moderate-, low-, and very low-income\u00a0<\/a>levels in exchange for density bonus incentives.<\/p>\n

AC Martin\u00a0<\/a>remains the designing the proposed development, which has ditched the streamlined-modern inspired facade seen in an initial application in favor of a more contemporary look.<\/p>\n

“The principal building concept features multiple volumes and different fa\u00e7ade planes defined by changes in architectural expression, material and color to create some variation and visual interest,” reads a staff report. <\/a>“A three-level base of concrete and glass lends a floating appearance along the street facing facades while the solid upper levels come down to the ground on interior elevations.”<\/p>\n

The proposed development would rise across the street from a site at 1633 26th Street where AC Martin is working with Mill Creek Residential on plans for a similar multifamily residential complex.<\/a><\/p>\n
