At the same time, policy volatility\u2014particularly surrounding tariffs\u2014continues to offset gains from tax cuts and deregulation, creating mixed signals for investors and developers.\u00a0<\/p>\n<p>\u201cTariffs are just stupid,\u201d Scott said. \u201cPeople ask, \u2018then why in the heck is Trump doing it?\u2019 I don\u2019t know\u2014why do guys go into bars to meet women?\u201d<\/p>\n<p>Higher interest rates have already slowed the market, with residential sales dropping sharply as mortgage rates and monthly payments have climbed. Commercial construction has also declined across most sectors\u2014the office market faces additional pressure from remote work trends and emerging AI disruption.<\/p>\n<p>Still, Louisiana\u2019s industrial economy remains a bright spot, Scott says. Driven by global demand for liquefied natural gas and petrochemicals, the state has roughly $98.1 billion in projects underway and another $119.1 billion announced. Major developments along the Gulf Coast, including LNG facilities and manufacturing investments, continue to attract global capital seeking lower energy costs.<\/p>\n<p>In the Baton Rouge region, that momentum is particularly visible in Ascension Parish, he says, where the RiverPlex MegaPark has secured a major Hyundai steel facility expected to bring 1,400 high-paying jobs, with additional industrial tenants in the pipeline.\u00a0<\/p>\n<p>Scott says geopolitical instability\u2014particularly in global energy markets\u2014could further benefit Louisiana by pushing international buyers toward more stable U.S. supply chains.
