We believe quality journalism should be available to everyone, paid for by those who can afford it.<\/p>\n<p>Your support makes all the difference.Read more<\/p>\n<p>In March, the ultra-luxurious Una Residents Brickell opened its doors in Miami, <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.independent.co.uk\/us\/money\/florida-retirement-alternatives-affordability-b2909586.html\">Florida<\/a>. <\/p>\n<p>Designed to resemble a sail, the 47-story apartment building soars up from its waterfront location, giving residents on high floors stunning views of the city\u2019s intracoastal waterway and the yawning Atlantic Ocean beyond. <\/p>\n<p>Living at The Una requires an almost unimaginable level of wealth. Residences start at <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.miamicondoinvestments.com\/una-residences\">$2.14 million<\/a> for a two-bedroom, two-bath condo, according to the building\u2019s website.<\/p>\n<p>The luxury building is one of the latest symbols of what has become of <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.independent.co.uk\/us\/money\/fontainebleau-hotel-miami-water-park-lawsuit-b2942032.html\">Miami<\/a>. Once seen as a buzzing and cosmopolitan but affordable <a href=\"https:\/\/www.independent.co.uk\/us\/money\/florida-retirement-alternatives-affordability-b3001573.html\" rel=\"nofollow noopener\" target=\"_blank\">refuge<\/a> from <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.independent.co.uk\/us\/money\/airbnb-new-york-office-building-b3012207.html\">New York &#8211; with better winters &#8211;<\/a> it is now the most expensive metro area in the country. <\/p>\n<p>The city\u2019s <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.independent.co.uk\/us\/money\/cpi-report-us-inflation-rate-b3014586.html\">cost-of-living<\/a> index &#8211; a measure of prices of everyday goods and services &#8211; has rocketed<a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/fred.stlouisfed.org\/series\/CUURA320SA0#\"> 36.5 percent<\/a> since 2019, outpacing New York\u2019s <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/fred.stlouisfed.org\/series\/CUURA101SA0\">28.8 percent growth<\/a> during the same period and the second-biggest jump in the country behind another Florida city, <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.bls.gov\/regions\/southeast\/news-release\/consumerpriceindex_tampa.htm\">Tampa<\/a>, according to new Federal Reserve data. <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/07\/2226246101...jpeg\"  loading=\"lazy\" alt=\"Living in Miami comes with a host of higher costs that New Yorkers typically don\u2019t have to consider\" class=\"sc-1mc30lb-0 ggpMaE inline-gallery-btn\"\/>Living in Miami comes with a host of higher costs that New Yorkers typically don\u2019t have to consider (AFP\/Getty)<\/p>\n<p>While property is increasingly expensive, it\u2019s not the major problem for Miami &#8211; it\u2019s everything else, said Adriana Montes, CEO of Florida Dreams Real Estate, a South Florida agency with eight-figure home listings. <\/p>\n<p>\u201cThat gap is insurance, taxes, and lifestyle, not the price of the home,\u201d she told The Independent in an email. \u201cOn rent, New York runs near 4,843 dollars a month against Miami at 2,732. Miami closed the gap. But the apartment was never the problem. It was everything around it.\u201d<\/p>\n<p>Miami\u2019s vices<\/p>\n<p>The city\u2019s ascent to the pinnacle of America\u2019s most expensive metros has been decades in the making thanks to an influx of wealthy Americans, foreign investors and climate disasters.<\/p>\n<p>Miami homeowners insurance rates are among the highest in the nation. The average annual rate for a $500,000 property in New York would cost $4,152, according to <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.moneygeek.com\/insurance\/homeowners\/homeowners-insurance-rates-by-zip-code\/\">data<\/a> from personal finance site MoneyGeek. Insuring a Miami property of equal value would cost $27,354 &#8211; 563 percent more.<\/p>\n<p>It\u2019s such a significant cost factor that it\u2019s changing conversations between buyers and real estate agents, said Miltiadis Kastanis, executive director of luxury sales at New York-based real estate firm Compass. <\/p>\n<p>\u201cFive years ago, clients focused almost exclusively on purchase price and mortgage rates,\u201d Kastanis told The Independent in an email. \u201cToday, they&#8217;re asking for insurance estimates before they even make an offer because it has become such a meaningful part of the overall cost of ownership.\u201d<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/07\/1534585974...jpeg\"  loading=\"lazy\" alt=\"The city\u2019s ascent to the pinnacle of America\u2019s most expensive metros has been decades in the making thanks to an influx of wealthy Americans, foreign investors and climate disasters\" class=\"sc-1mc30lb-0 ggpMaE inline-gallery-btn\"\/>The city\u2019s ascent to the pinnacle of America\u2019s most expensive metros has been decades in the making thanks to an influx of wealthy Americans, foreign investors and climate disasters (Getty)<\/p>\n<p>Miami\u2019s astronomical home insurance rates are largely due to the increased risk to Florida from hurricanes and flooding. <\/p>\n<p>In response to several major hurricanes that have passed close to or through the city in the past five years, insurers raised Miami home insurance rates by <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/assets.riskfactor.com\/media\/The%2012th%20National%20Risk%20Assessment.pdf\">322 percent in 2025<\/a>, according to climate risk experts First Street.<\/p>\n<p>Climate change will cause an <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.gfdl.noaa.gov\/global-warming-and-hurricanes\/\">increase<\/a> in hurricane intensity and the share of Category 4 and Category 5 hurricanes in the coming decades, according to the National Oceanic and Atmospheric Administration. Insurance rates are likely to rise even more as the potential for damage to homes and businesses increases.<\/p>\n<p>Insurance risk firm Moody\u2019s simulated a Category Five hurricane making landfall just south of Miami, predicting that such an event would cause <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.moodys.com\/web\/en\/us\/insights\/data-stories\/economic-consequences-of-hurricane-hitting-south-florida.html\">$212 billion in damage<\/a> to Miami-Dade County and its coastal neighbors, Broward and Palm Beach counties. <\/p>\n<p>Expensive labor and Miami\u2019s treasure chest of high-value properties are other factors that add to costly home insurance, said Mick Duchon, a luxury sales associate at real estate firm The Corcoran Group\u2019s Miami Beach office.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/07\/1230220447...jpeg\"  loading=\"lazy\" alt=\"While property is increasingly expensive, it\u2019s not the major problem for Miami - it\u2019s everything else, said Adriana Montes, CEO of Florida Dreams Real Estate, a South Florida agency with eight-figure home listings\" class=\"sc-1mc30lb-0 ggpMaE inline-gallery-btn\"\/>While property is increasingly expensive, it\u2019s not the major problem for Miami &#8211; it\u2019s everything else, said Adriana Montes, CEO of Florida Dreams Real Estate, a South Florida agency with eight-figure home listings (AFP\/Getty)<\/p>\n<p>\u201cMiami&#8217;s insurance premiums exceed much of the rest of Florida because this market combines nearly every factor insurers evaluate, including coastal exposure, hurricane risk, high property values, expensive labor and construction costs and a concentration of luxury real estate,\u201d Duchon said in an email to The Independent. \u201cThose risks simply don&#8217;t exist at the same scale in many other parts of the state.\u201d<\/p>\n<p>Island life<\/p>\n<p>Other factors pushing up the cost of living in Miami versus New York include things that may not be quickly apparent. <\/p>\n<p><a rel=\"nofollow noopener\" data-affiliate=\"true\" target=\"_blank\" href=\"https:\/\/www.anrdoezrs.net\/links\/8099906\/type\/dlg\/https:\/\/www.lendingtree.com\/insurance\/car-ownership-study\/?sid=b3020564%7CPLACEHOLDER_WEB\">Car ownership<\/a> &#8211; the yearly cost of car insurance, fuel, sales tax and repairs is $5,682 a year in Miami, according to personal finance site LendingTree, compared to $4,253 in New York.<\/p>\n<p>A study from Vanderbilt University found that <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/cdn-dev.vanderbilt.edu\/t2-my-dev\/wp-content\/uploads\/sites\/1478\/2019\/10\/Vehicle-Ownership-in-U.S-2016.pdf\">54.4 percent<\/a> of households in New York City did not even own a car in 2016, compared to 18.6 percent in Miami. <\/p>\n<p>While Miami property still lags New York overall, there are pockets of the city that can be more expensive than the Big Apple. One of those is Fisher Island, Montes said.<\/p>\n<p>\u201cFisher Island is now the most expensive ZIP code in America &#8211; a median near $9.5 million,\u201d she said. <\/p>\n<p>The island is only accessible by boat, and sits between South Beach to the north and Key Biscayne to the south. Multi-story condos line the island\u2019s western and north shores. <\/p>\n<p>Behind the sentry-like condos are island amenities like a health club and tennis courts, and a small collection of dazzling residences. One<a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/fishercondoexperts.com\/homes-for-sale-details\/1007-FISHER-ISLAND-DRIVE-MIAMI-BEACH-FL-33109\/A11890798\/39\/\"> 10-bedroom mansion, <\/a>with 10 full bathrooms and two half-baths, is on the market for $57 million dollars.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us\/wp-content\/uploads\/2026\/07\/2226245958-afp.jpg\"  loading=\"lazy\" alt=\"Miami\u2019s scenic shoreline helps boost property values but the city\u2019s location also means it\u2019s at risk of hurricane and tropical storm landfalls\" class=\"sc-1mc30lb-0 ggpMaE inline-gallery-btn\"\/>Miami\u2019s scenic shoreline helps boost property values but the city\u2019s location also means it\u2019s at risk of hurricane and tropical storm landfalls (AFP via Getty Images)<\/p>\n<p>The island has seen its share of celebrity residents over the years, including <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/jillszeder.com\/about-us\/\">Oprah Winfrey and Julia Roberts<\/a>, according to luxury South Florida real estate firm The Jills Zeder Group.<\/p>\n<p>The Miami neighborhood comfortably competes with other ritzy enclaves for eye-watering property prices. <\/p>\n<p><a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/americas-most-expensive-zip-codes-january-2026\/\">Realtor.com <\/a>put Newport Coast, California &#8211; located between Corona del Mar and Laguna Beach, and known as the \u201cPacific Riviera\u201d &#8211; at the top of its most expensive property with a $12.5 million median sale price, according to a February 2026 list. Fisher Island was second at $11.98 million. <\/p>\n<p>Yet even in Realtor.com\u2019s list, Fisher Island could be considered the most expensive ZIP code based on price per square foot, a common metric used by real estate agents.<\/p>\n<p>Fisher Island\u2019s price per square foot was $3,159.28 in January &#8211; the only ZIP code on Realtor.com\u2019s list that cost more than $3,000 per square foot.
