SANTA CLARA — Illumio, a cybersecurity company, signed a lease to occupy 120,000 square feet in the Campus at Scott, a deal that hints at an improving market and brightens prospects for the Santa Clara property.
An alliance of Bay Area real estate firm Ellis Partners and Boston-based investment manager The Baupost Group teamed up to buy the three-building tech campus in 2025 for $210 million.
Totaling 460,000 square feet, the campus has addresses of 3315, 3325, and 3355 Scott Blvd.
“We are excited to welcome Illumio to our newest Silicon Valley property,” said Kevin Bocci, an Ellis Partners senior vice president. “This significant lease underscores the value of our extensive planned renovation and highlights the complex’s timeless architecture, high-quality interiors, and abundant natural light.”
Illumio, a key player in ransomware and digital breach containment, will move its headquarters from Sunnyvale to Santa Clara sometime in 2027 as a result of the lease.
“As cyberattacks continue to escalate, it’s clear the prevention‑only model is broken,” said Andrew Rubin, chief executive officer and founder of Illumio. “Our new headquarters will give us the space to scale our teams and accelerate how we help organizations contain breaches, build resilience, and operate with confidence in an AI post-breach world.”
