CUPERTINO — A Cupertino dining and retail hub near Apple’s landmark headquarters complex has been bought for $100 million-plus in a deal that suggests the commercial property’s value is on the upswing.

Main Street Cupertino was bought for $130 million, documents filed on July 27 with the Santa Clara County Recorder’s Office show.

The buyer of the Cupertino retail complex is linked to an affiliate of Roxborough Group, a San Francisco-based real estate investment firm, according to county and state public documents.

A group whose principal executives include longtime Bay Area real estate executive and business entrepreneur Peter Pau sold the retail hub, county property files show.

The restaurant and shopping center is at 19379 Stevens Creek Blvd. and 19540 Vallco Parkway.

The buying group also obtained a $91.4 million loan from Equitable Life Insurance Co. of America to finance its purchase of Main Street Cupertino, county documents show.

The retail center totals roughly 131,000 square feet, according to Pau. He declined to discuss the transaction in detail. The property is less than a mile from Apple’s circular headquarters complex.

In December 2025, a Pau-led group sold two office buildings that are next to the just-purchased Main Street Cupertino retail center.

Apple paid $216 million for the two office buildings, which are at 19319 and 19339 Stevens Creek Blvd. in Cupertino.

The just-completed Main Street Cupertino deal hints at rising values for the retail center, a review of Santa Clara County records indicates.

The purchase price for the retail hub was 3.9% higher than the site’s assessed value as of January 2026. Assessed values are just one metric to measure a property’s worth.

The increase in Main Street Cupertino’s value suggests the property might achieve a higher assessed valuation in the future.

This has implications for local government agencies and the services they provide. Property taxes produce a crucial revenue stream for cities, counties, regional agencies, and school districts.

Main Street Cupertino is in one of Silicon Valley’s key tech hubs, a city that’s dotted with many office buildings occupied by tech titan Apple.

Cupertino’s status as a tech magnet appears to make it the type of location that entices Roxborough Group, as suggested by information the company has posted.

“Roxborough targets dynamic submarkets fueled by sustainable economic growth and outsized demand drivers,” the real estate firm states on its website.
