SUNNYVALE — Fortinet has spent nearly $400 million in a shopping spree for South Bay sites in recent years, but one of the company’s real estate acquisitions might find a new mission as a housing development.

City Ventures seeks to develop 137 townhouses, including some affordable units, at 1484 Kifer Road in Sunnyvale, a site that Fortinet bought in 2021 for $44 million, according to Santa Clara County real estate files.

Fortinet has spent $398.7 million to buy numerous properties in Sunnyvale, primarily next to or near the company’s new headquarters at 909 Kifer.

Including the $225.2 million that Fortinet paid for sites in Union City, the cybersecurity company has spent $623.9 million for properties in the Bay Area.

The potential City Ventures housing development is several blocks away from what has emerged as Fortinet’s current focal point of interest, a large site across the street to just east of the company’s headquarters.

The housing project would be roughly 0.75 miles from the Lawrence Caltrain Station.

An existing industrial and commercial building totaling 96,400 square feet would be bulldozed to clear the way for 13 structures with a series of two-story townhomes, project plans show.  The townhomes would be built on a 4.4-acre parcel at the corner of Kifer Road and Uranium Drive.

Of the 137 townhouses, just over 20%, or 28 units, would be affordable residences, according to the City Ventures proposal. The real estate firm seeks to use provisions of Senate Bill 330 to gain streamlined approval of the development.

“The unit mix consists of four one‑bedroom units, four two‑bedroom units, and 129 three‑bedroom units,” documents on file with city planners show.

Unit sizes range from 478 to 2,105 square feet. The average unit size is 1,280 square feet.
